1 and 3 have either tiny or no outdoor space, so 2 for me

Was going to say the same, but if you don't care about outdoor space, 3 has the extra bathroom which I've always appreciated (unless you live alone).

2 has the advantage of a long lease and outside space but it’s an awkward shape, particularly the living/kitchen area. Out of the 3 I like the 3rd one best as I’m not keen on new builds and it’s a bit more spacious overall. No garden or even balcony though so I would wait for something else.

Grove Road, if it's got parking - because it's prettier, it's bigger, and it's got two bathrooms.

@Karmatime hard to get a garden with out budget but yes first choice would be a maisonette or garden flat

I actually like the layout of the smallest (which is the only one not sold).
But it might be too small for 3?

A separate kitchen to the living room is a must for me which leaves property 1, but that kitchen is pretty tiny and the table looks like it’s practically in the oven.

Have you checked out school catchment areas (and entrance requirements) - or will DC be going private?

That would also be a consideration for me in your circumstances.

@pilates well yes but we can’t afford a house where we want to live as it’d cost £200K more than these properties. We are looking for a share of freehold or a 900years lease type of place

The second one. I hate the alcove kitchen arrangement in the third, and the first seems very cramped, with your washing machine in the bathroom.

My sister used to live in the block on option 1! Option 4 looks best for space overall but I'd hate the open plan living area
