Help with floorplan please

What can we do with this floorplan please?
Upstairs is fine, downstairs needs improvement.
There is planning for a new entrance hall already in place, so could build that.
Utility is new so don't want to move it. Office/playroom we would prefer not to touch/keep separate.

Do I move kitchen at the back and fit in dining table? Or keep kitchen at front and either move dining table to living room with good amount of units or less units but with round table?
Happy with knocking down walls/extension but ideally without.

Just be very aware of not having your stairs in the kitchen if you can avoid it. No way to stop smells going upstairs.

Yup. And it's against fire regs.

Yup, that was another idea. Sitting room will be tiny AND there are double doors to outside so no place for sofa. Unless we swapped your proposed dining area window for door and door for window. It would still be too small I think

Am I correct in thinking you want a separately living room basically?
How is your furniture laid out at present?
The market has dropped, how long has the property been on the market dvd how are other houses selling nearby?

We have been on for almost three weeks.
Loads of viewings but no second viewings.
There were two similar houses coming on the market, one priced 625k (in a quieter location) and 600k doer upper. Fixer upper sold on day 1, 625k sold within a week. Both were not open plan.
My sofa position is a real problem 🙈

I'm interested as to what has changed regarding the layout. Was this the original layout, and what's put you off it, doesn't work anymore??
3 weeks is nothing and the school hols tend to see viewings dip a bit anyway.

My husband bought the house before we met. It wouldn't have been my choice.
we had made it quite open plan about 8 years ago and it worked very well whilst kids were young.
We sold last year (buyer pulled out just before exchange 🙄). I packed almost all house, got rid of our cheap/rubbish furniture etc.
Bought new furniture that was fancy, then Liz PM thing happened and husband had hip op, so couldn't move until now.
We had done utility room as I was sick of the noise.

i have open plan with stairs, it’s been signed of by building regs

you could have lounge at front and kitchen at back to avoid stairs in kitchen

I would do this one, but move the study to the opposite corner so that you have the utility coming off the kitchen/diner. It's weird how far away it currently is from the kitchen!

It sounds to me you really want to move, however building work will take time to do and there is no guarantee that it will sell any easier.
Also remember that people aren't always honest re feedback so take it with a pinch of salt. All you need is someone to come along and love it.
Have you seen a new home, if so what do you like regarding that, basically describe your ideal home.
Plus a list of what you hate about your current home( you mentioned noise I think).

Have you seen a new home, if so what do you like regarding that, basically describe your ideal home.
Plus a list of what you hate about your current home( you mentioned noise I think).

Main thing I don't like is that living room doesn't feel like living room. It feels more like a waiting room. I can't relax in it properly. Plus have to get around the sofa and it just feels awkward.
l like the rest of house. Kitchen is south facing so is nice and bright and overlooks quiet close. We have great neighbours, in catchment of two outstanding schools people fight to get in.
Love the utility.
Hate the noise from behind garden, but balanced by 5 min walk to Waitrose and lovely village plus easy access to town and shops/station.
If my house was 50m further away from the back road, I wouldn't move but make it forever home (convert loft and add big extension. But don't think we would recoup money doing that because of noisy road. My MIL is also old and probably won't last that much longer. So might make sense to stay for 2 years to see her final days.

Ok how about you section off the kitchen, you mentioned that you could lose a cupboard, then install a sliding door. So during certain times you have them open then close when you want to be cosy and relax.
You also mentioned that your sofa is difficult to get round, maybe look at a different configuration of furniture.
Small sofa in the playroom/study if not got one which can be a kind of retreat ie Saturday morning if you fancy a cup of coffee in peace.
Then with these small minor adjustments keep marketing it and just see what happens.
As my mother says ' what's for you won't go by you ' Wink

Thank you all for your input.
I have now realised why the floorplan wasn't working.
We will keep kitchen where it is, add a sliding wall and change some of the furniture around.
