It's a floorplan one! Roll up!

We're looking to create a kitchen diner/lounge. The room at the top which is called Lounge will not be touched. It will be our separate chill space. We're ok with the kitchen diner space but the three areas to the right are a massive headache! We're in need of help figuring out best use of space. Thanks.

I think you've got it op. The final snag is where you have drawn the wall between the storage and the toilet looks to be in the middle of a window. To do that means bricking up and redoing bits of the wall? Do the wall just behind the window.

Actually think keep the wall and door, no use paying for steels when you have a support already and like the structure it adds to the space.

Freshair1 · 07/08/2023 10:37

Basically this.

For me that is a 1 person kitchen
To make tea/toast / open a cupboard you have to move someone from the sink or cooker

But if it works for you it works and go for it.

@Boomboom22 The "stair" wall and the "final" outside walls are drawn on the plans as structural walls so unless the upstairs is odd shaped the OP should only need steel if the thin bit in living room wall is structural

In a 1.75m gap between two counters l, two or three humans can stand. I don't usually cook so it's basically one for man haha.

Its the work triangle
Fridge > left counter hold for cooking > cooktop/open oven door > sink to drain > right counter hold for serving or adding back to cooking > pot to left of sink to wash

If you have the kettle and other bits on the bar side the kitchen is always going to look messy.
Suff on kitchen counters are like teens with a free house they just have to invite friends who have friends......

Exactly how big is your your man's junk drawer (😁 sorry) area?

Freshair1 · 07/08/2023 11:33

Smaller than average but efficient.

We'll be installing a quooker and it will just be a toaster on the side. All good. Think my brain has officially given up.

The wall between front room and living room I would extend across to the stairs, and put the door to the whole rear area there. I did this in a previous house and it made a good sized extra bit of storage for the kitchen.

I'd make the utitlity/pantry one room. And for the rest I'd try to make it one space without a random wall behind the living room sofa.

Visualiser done.

Sorry I’m rather late to this party but I think you are putting the kitchen in the wrong section of room. That bit of the room is too small and is a through route. It will be annoying to have to walk the length of the island plus wall any time you want to get from one section of the room to the other I would put kitchen either top left (but will be dark) or, my preference, bottom left where all the windows and glass doors are. Then snug area top left (door closed off) and dining bottom right .

Freshair1 · 22/10/2023 17:02

This is an alternative. The kitchen is definitely moving to that space. The snug is in the top left and dining near the windows.

That looks good but in reality there will be a wall running into the island won’t there? Or are you leaving a gap between wall and island in this version?

minipie · 22/10/2023 17:19

By the way we have a similar layout but have inserted a glass section into our dividing wall. Makes a big difference- both the hallway and the back snug section feel lighter and more open.

LenBast · 22/10/2023 17:28

I would put your kitchen units where your living area currently is. Living area goes where the kitchen units are.

That way, you get more space for the kitchen itself and so don’t need a pantry as you can have a big pantry cupboard. So just have a bigger utility.

Much nicer to have your living area by the window where it’s lovely and light.

merryhouse · 22/10/2023 18:15

I'm just intrigued as to what is going in the "utility room" if the laundry stuff lives in the garage...

Freshair1 · 22/10/2023 20:00

As per visualiser. It exists with 1m either side. Plenty of room. There is a window opposite the proposed kitchen area so plenty of light. The entire space is very light.

Littlegoth · 22/10/2023 20:03

Personally I think that is the best use of the space! I’ve got a loo and utility (lived here since January) and I really wish I had a pantry. My in laws have a pantry and the doom prepper in me really envies it haha.
I don’t think I could ever move somewhere without these now.

AnSolas · 22/10/2023 20:08

I would just get rid of the door in the wall.
it has limited function. it reduces your ability to move the seating or add extra furniture.
plus swap the tv the other wall so you would be able to watch tv from the island and it moves the sound waves from the middle of the room/house to a solid outside wall.

Freshair1 · 22/10/2023 20:35

Gets us out to the hall without going in a u shape around the kitchen area.

OP posts:
minipie · 22/10/2023 22:50

If you have a gap between island and wall then you don’t need the snug door IMO as it’s not a massive pain to get to the door.

Can you post a floorplan of the version with an island and 1m gap to wall? Or other visualiser angles? Sounds good.

AnSolas · 23/10/2023 00:22

Freshair1 · 22/10/2023 20:35

Gets us out to the hall without going in a u shape around the kitchen area.

But having no door in the wall will leave it more functional.

Imagine moving through the space
At the moment someone sitting at the table going to the loo will be lazy and track across in front of the tv rather than going 3 more steps around the wall so that room "needs" a walkway for the door to work. Otherwise you are trying to box off the seating area with a sofa or table.

Freshair1 · 23/10/2023 07:12

Brain hurts. Our intention is to have massive corner sofa and armchairs in that corner. If the doorbell goes or they fancy the loo, they just get up and exit via the door. Instead of getting up and going down and around to the other exit.

OP posts:
minipie · 23/10/2023 08:26

But isn’t the massive corner sofa blocking the door? Or do you have to have the sofa quite far into the room to allow space to get behind it and open the door, think the room will end up cramped if so.
