Not disclosing pregnancy on mortgage application

We are about to submit a mortgage application and I'm in a panic that I’m 5 months pregnant with my second child and haven’t disclosed the pregnancy! I know they’re not allowed to ask and my circumstances financially won’t change because I’ll receive full pay for all the time I’m off.

Should I tell them last minute and risk the mortgage or should I not disclose and wear baggy Clothes when we meet the mortgage advisor?

I personally wouldn’t disclose, I would just go in baggy clothes and not even mention it.

Why do you have to meet the mortgage adviser on person? I've never done that.

If you want a recommendation, I've always used L and C mortgage brokers, they're great. They are both free and independent. And you arrange it all on the phone - no need for baggy jumpers!

We did and it made things difficult. Many wouldn’t lend as I was off work with pregnancy related sickness, even though by it’s nature that illness would early last 9 months max and we had plenty of savings to cover us through that if needed. Those that would lend wanted us to cost out childcare. I was 2 months pregnant! I would have been worried about not being honest about it, and always think it’s better to be honest about things but it did make our lives difficult and our adviser said she thought 90% of people probably wouldn’t have told her.

We didn't disclose. It was much easier! However, when deciding how much to borrow, we factored in the cost of an extra child so borrowed a lot less than we were 'allowed'.

Is it not technically fraud if you don’t disclose known changes to your circumstances? Same if you knew you were being made redundant or something and didn’t say?

My DD and SiL did not disclose. They did their application on the phone. They were buying a house under their maximum budget and I helped a little with nursery fees. DD told me if they didn't get the mortgage then after their baby was born they would have to declare a child.

I went to our mortgage appointment F2F about 18/19 weeks pregnant. I looked visibly pregnant, didn't disclose and they also didn't ask.

To be clear that was for a remortgage which increased our monthly payment by only £150.

We're now in the process of moving, and have gone through a mortgage broker. We declared our projected childcare costs for when I go back to work, and as there's no evidence of them on any bank statement yet, the mortgage broker has decided that our childcare costs 'don't exist'....

No, don’t disclose. If you’re planning on going back to work then there are no planned employment changes you need to advise them of. Of course anything could change, but you also might be hit by a bus; that’s on their risk assessment side to allow for.
You do need to consider in affordability that you will have an extra child to pay for, so I wouldn’t be borrowing the maximum they’d let you.

I never said when I was pregnant with dd1. I was about 8 months pregnant too and met f2f.

Do yourself a favour and say nothing, especially as the pregnancy does not affect your mortgage (given you'll be paid in full).

If you do choose to tell them, your affordability will plummet, as they'll then factor in about £1k of nursery fees per month when calculating the amount they will lend you.

A slightly different situation but we were remortgaging just as my son was finishing his A Levels in private school. The mortgage advisor asked about school fees and I honestly said that my son is finishing in a few months time so there won't be any more school fee payments. Yet the advisor said that since he is currently still at school then he needs to factor in this expense. Even though there would be NO expense.

Nope, don’t disclose. The baby isn’t here yet, sadly being pregnant doesn’t always guarantee a baby. We didn’t disclose that I was pregnant with our first baby when applying for our first mortgage. It’s the same as how a prospective inheritance can’t be taken into account, as the person might change their mind. It’s not a guarantee.

If you're seeing an adviser they should be asking if there's anything that will affect your affordability. A child will.

Up to you if you're honest or not but just keep in mind it will affect how much a lender will lend you if you disclose that you expect to have a dependent in a few months.

I once cancelled my credit card on maternity leave (furious they kept billing me for clearly fraudulent charges)

And then found I couldn't get another one!! Even with excellent credit history and money in the bank.

I had to be added to my husband's credit card despite being the much higher earner. It was infuriating.

Absolutely sexist garbage.
