3 bed flat in london, 700k ?

Where might I look for a good sized 3 bed flat in London (3 dc) for 700k absolute max, with decent state schools?

Would like to be somewhere with an urban london, but villagey feel (hence the focus on flats). Have a strong preference for purpose built flats rather than house conversions - either period or new. I've mostly lived in west london when I was younger, but never with family.

Atm considering Kilburn?

Dulwich, Forest Hill, nice bits of Camberwell and Peckham. Flats aren't shifting round here, so you could get a bargain.

Do you have any constraints? Where do you need to travel into for work, do you need to be x amount of miles from family, etc?

No point in recommending something that means you’re going to have a challenging commute - it will sap your soul fairly quickly!

Can't speak for the OP but when the market settles and we paid off more of our mortgage, my upgrade would be to a bigger flat. Interest rates are never going to be low again so would rather buy what I need. and commuting is expensive, almost like a second mortgage. We lived in a flat for 4 years, DH is a director of the residents management company and our service charges are affordable. Much more affordable than the 7-9% mortgage interest rate on the extra £200k that a garden would attract (for the same size house) or £8000 per annum for 2 season tickets!

Furzedown? You can get a bigger flat around there, good schools and very villagey (although further from the tube).

Also Furzedown. Close to Tooting Common, lovely quiet streets, good primaries and a (very large) but v good secondary. Tooting tubes/northern line.

Ealing/Northfields/Hanwell. Good schools, good transport and lots of flats just or being built. Villagey feel and lots of green spaces

There are some nice areas around SE London that might fit the bill e.g. Greenwich, Blackheath, Lee, Hither Green.

Probably because they're cheaper than houses! So OP will get a nicer flat in a nicer area

Streatham Hill or West Norwood.

Look in catchment for excellent primaries: Julian’s, Streatham Wells, Hitherfield, Dunraven. Dunraven for secondaries.

Quick bus to Brixton tube. Depending where, walking distance to Thameslink or London Bridge from Tulse Hill or Streatham, Victoria from Streatham Hill, or W Norwood trains.

Brockwell Park, West Norwood Feast, W Norwood Picturehouse etc.

Commute to Ealing once a week, I'm originally from West/ South West London which is also where connections are so I think that would be our preference, but very open to other areas.
