Well I always liked it but no not amazing compared to some! It was a bungalow. She just happened to be in the office when it went live and they got a call minutes later for a viewing so my mum told them to come right now as she was heading home. They then called & offered immediately after.

I agree. I wouldn't use any site to decide what price to sell at or offer at - they can only ever give you a rough guide. Same with Zoopla and other sites.

It's so nuanced what makes a house desirable or not. It could be area and location is most important but it could also be more subtle things like is the garden south/west facing or north? Is the layout optimal or have the previous owners made some bad choices? What is the square footage because that can vary a lot even between houses next door to each other if one has an extension?

Local EAs have a better idea of what sells in particular areas than generic websites and they do take square footage into account as well as other things. Unfortunately they routinely over value by about 10% to try to get clients to choose them over their competitors. And can justify doing so in a rising market, but not really the current one.

Exactly it's the same with Zoopla. They valued our house at £460,000 yet 3 different estate agents valued it at £380,000. I really think it's best to get valuations from estate agents. They know what they're talking about.

Ok so after 2 price reductions in 3 weeks and getting a floor plan added we suddenly got a bunch of viewings and sold yesterday. So exactly 3 weeks after going live. We seem to have a very good EA though, lots of experience and knowledge.

Actually that's a good tip. I used to ignore and skip over any property without a floor plan. My thinking was that if they couldn't be bothered to add one then I couldn't be bothered to look.

However, this may be a route to secret bargains. A buyer could make hay where others have skipped over.

I checked rightmove data, there were 65 similar houses added in that time, 5 sold.
I am not that worried about not selling in 2 weeks but lack of viewings surely means we must be overpriced?

First order of business is to check your property entry on RM. Are the pictures good or better than average, are the details correct and is the floor plan correct? Are lease details included if appropriate (that was another missing detail that made me skip over).

If so, then it's your price. A school of thought is to drop it below what the home is worth (I know that's subjective but be realistic) and hope for a bidding war to get the price back up.

A good EA will advise you appropriately. A bad EA will say it's just that the market is dead.

The house is only £10k more than ours but with downstairs toilet and better driveway, so I think we don't look so good in comparison 😔I'll call the agent today and see what they say.

Ok. Good luck. But if the EA says the market is dead then change your EA to someone who knows how to sell houses.

And just ask the question, "What is the price that this house will definitely sell at?"

I would leave it on for 4 weeks personally but reduce the price at that point if no viewings. Look at the price bands on Rightmove and preferably move down into the next band. It’s good to keep comparing yours to other houses locally and evaluate the point at which yours seems like a good deal to buyers.

We went with EA recommendations on pricing. So long as the one we're buying went down too, so tried to keep the difference under 10k. Buyers reduced too so all good.

I am put off listings with no floor plan so I figured it would make a difference. Took me 2 weeks to notice it wasn't there!

I'm not sure if you're being pedantic or supercilious

Most people call a serious offer 'sold'

Or would you rather I used EA terminology and said sold stc?
