How long after going live on rightmove...

I sold last year and had viewings booked within an hour of it going on Rightmove.

I am now on the other side, trying to buy somewhere. From what I see, anything nice and at a realistic price is still getting lots of viewings booked quickly and selling. Others are not selling and are slowly reducing the asking price (I don't know if they are getting viewings)

As of today we've been on for 8 days, only one viewing. We got positive feedback but they preferred another house. In the end I think first time buyers were put off by our nearly 100 year old house. Everything is fixed and working perfectly fine, so nothing more that we can do but wait.
I think the price is ok for the area but it is a bit crazy here with a lot of prices dropping, so we might have to reduce the price in a few weeks if we have no interest.

@Potaytoe5 we're the same. Reduced on Wednesday still no viewings. But our house is only 6yo

@RedBonnet Our house is our baby, we renovated it so much..! It took us a while deciding to sell it but we have outgrown it. We could put an extension, but it would be a temporary fix and probably not worth it in the long run.
I've a stunning custom kitchen splashback- nothing too out there, just white with silver sparkles, but it's lovely, a designer radiator in the hallway.... we have some old stained glass window as well.
I am obviously biased, I understand some people can be put off, but I won't be swapping a 10 year old boiler just because it's 10 years old, if it works fine.
I'm not sure if it's not a bit early for us to be reducing the price after a week, but the interest rates are crazy! Unfortunately the houses we'd like to buy are still the 'old' prices as well, so we might not be able to afford them any more.

On market Friday and first viewings Saturday morning and offer received Monday under asking price. About 10 viewings during the week and two more offers, accepted one and then they found that they could not raise funds. Two further viewings and another offer which I have accepted. Hoping it all goes through, but you just do not know until exchange.

Rule of thumb. Check your current "value" on houseprices.io and market at 90% of the value. That should encourage lots of interest and possibly competing offers. Alternatively, market at 110% and be prepared to chase the market all the way down, reducing your price too late each time.

Three of my friends are trying to sell, one is downsizing the other two aren’t but all are 4 bed detached, two are period houses. One is perfect an absolute showhome and the other needs work. So far one has been on 2 months and no offers, one has had loads of viewings in a week and the other went on only a couple of days ago. But these are top end of market round here so less people will be able to buy. Cheapest one that needs work is getting the viewings, she wants a quick sale as has already bought another house outright to relocate.

Sold a rental property earlier this year that was listed on Rightmove on a Monday, viewing on the Wednesday and sale agreed on the Thursday for the asking price.
Got lucky for sure - all depends on asking price and the market. I really wouldn’t worry if it’s only been a day or two..
Give it a week or so and review then.
It is a weird feeling knowing that people are browsing through photos of your house.

@RedBonnet no I don't have five, my husband would divorce me! I have one and she is the 5th one I have had. You hardly see them now, but they were very popular when I was a child. I got the first one for Christmas when I was 6 after nagging my parents for ages for a Sheltie.

Photos were taken and it went on the market on a Monday afternoon, had a request immediately for a viewing on the Tuesday. It was inconvenient so they came Wednesday. Was offered the asking price which I accepted. On the Thursday it appeared on Rightmove marked SSTC...sold before marketing but this was Nov 2021.

Difficult market atm.

We relocated in 2021, the market was very different then.

A friend of mine has recently put her property on the market only had a couple of viewings so far, both weren’t in a position to proceed. Her EA warned her that her house is a difficult price point atm. Rising interest rates aren’t helping.

There's no such thing as a "difficult price-point". It's over-priced, that's all.

@XVGN I agree to a certain extent, some vendors are still have a price in mind that they could have achieved last year etc, but what the EA explained to my friend, that cheaper properties sub £250k are selling, and the properties £750k and above, the middle ones tend to be sticking, may be a regional variation, and of course, EA aren’t best known for truth 😂 But looking on RM it seems to be a valid point.

The house my son is buying went up on the Friday
he viewed it on the Saturday and made an offer and if was accepted
there was several viewing on the Monday that was cancelled as my sons offer was accepted
he was the first to view

Congratulations. Is it his first home? That would be exciting. I hope that he is fully up to date with the market and ready for everything it may throw at him. Hopefully he got himself a bargain.

Thank you it’s his first home
he is very lucky as he’s got the best part of 90k deposit from an inheritance and he’s already got most of his furniture and stuff as he’s in rented

he got I think 10k off the asking price and the house is fab
he can move in and not have to do anything to it
the sellers are developers and own a few house in rhr street so although they could have held out and got asking price
I think they like the fact that the estate agent said he had a big deposit and was a good prospect as a FTB

Ive just had a look as I've never used this website before and we have listed it at nearly £30,000 less (around 8%) than their value. Been on two weeks and only one viewing.

I think people are using the metrics on rightmove/zoopla and seeing our house is more than the average value on the street without looking at the makeup of the street as ours is the biggest house in terms of floorspace, garden and parking as well as being detached (most are terraces or semi’s) and having a detached garage.

what makes it more confusing is the house opposite us (we are a corner plot) is identical bar having a full westerly garden (ours east/west) and sold for 15k more than what we put ours on for in the same week as ours went up for sale 🤔

the market has well and truly slowed down where we are.

We lived in a really popular street. Our house was scruffy and needed a lot of work but because of the location we had load of interest on the first day. Even saw several groups people outside the house!

That site shows a value based on the previous price of the house and number of years since sold. It takes nothing else into account, such as extensions, current state of the area (eg was a factory built behind the house since it was last sold? etc)

The house next door is identical to ours in every way but because they paid 10k less when they bought it this website has valued it 10k less

So not a good site to base prices on

You are right. You need to take that into account. I like to look at the previous sales particulars to see what the vendor bought (although it's getting harder to get those) or just ask the vendor outright. But we're talking about major changes like extensions and roof replacements, not new kitchens, bathrooms, decoration, twigs and letters stuck on walls. Those are all personal.

However, if you use the site to guide YOU in setting a price then you know all that already. Market at 90% of that value allowing for major improvements.
