What’s the deal with Hampton (SW London)?

We currently live in Teddington and have recently been bemoaning both our lack of space (small 2 bed) and lack of ability to find the £1.1m plus that would be required to the next step up (3+ bed, decent living space & reasonable sized garden etc). First world problems, I know.

Recently stumbled on Hampton and it seems more affordable that Teddington so I’m wondering - what am I missing? There seem to be decent primary schools around, still on the slow train line into London so not a huge difference there, same local council etc so is there a catch? Is there a den of iniquity just lurking below the surface?

Ooh, thanks for the link. I could only find one from about 2007 and then lost the plot with all the talk of prep schools in the area in the Education section

Two reasons for the big price difference between Teddington and Hampton are transport links - Hampton feels less connected by bus, train and road - and the fact that even though much of Hampton has boomed massively in the last 15 years, the north-western reaches are still fairly deprived and I think on the Borough's list of priority areas that need investment.

Best to take a good drive round and get a feel for it. There are two wards, divided by Broad Lane. Houses to the south carry a premium over those on the north side of the road, because they are in Hampton ward (which also has the most expensive houses along the Ormonds and the 'cheese roads' - Wensleydale and Gloucester). Quite a lot of mega-mansions being squeezed into any available space there, and generally the whole area is gradually losing the real leafy feel that it had, but there are still lots of plots with really decent-sized gardens.

The areas down by the river and Hampton Court are unsurprisingly mega-expensive, with many listed buildings.

Hampton North, to the north of Broad Lane, is much more mixed, but the area around Hampton Hill is great, and has a real community vibe which I personally prefer to Hampton village. House prices start dropping dramatically as you go west of The Avenue.

It's a great area for kids, lots of parks, nearly all the schools are great, and has a real family feel. Plus Hampton outdoor pool, as featured in Boots' new summer ad - what more could you want 🙂. It's definitely quieter, but there are many families who have made the big leap from Clapham, Richmond, Teddington, Twickenham etc (including us), due to the house prices, and wouldn't now move back. If there is a den of iniquity, we've yet to find it!

Felt utterly safe until the last year or so; bit of a problem at the moment with masked teenagers on mopeds riding around stealing bikes in particular and other anti-social behaviour, but sadly that is not specific to Hampton...

We live in Hampton, having moved from Twickenham for a detached house with a garden and drive. The difference is less frequent transport to central London as pp mentioned, and secondary schools. In Hampton it's Hampton high or privately educate, which is what most people in the Ormonds, Wenslydale or Gloucester Road areas do.

Not sure I agree it's losing it's leafy feel though. Still feels v leafy to me!

I may have a bit of a grudge about the disappearing leafiness! There are loads of trees lining the streets, but many back gardens had mature oaks etc running along the boundaries, and the council made a big thing about calling them wildlife corridors and protecting them. A decade ago, we couldn't see a single other house from our upstairs windows, it just looked like woodland, but gradually new neighbours have removed most of the trees, legally or otherwise, the council did a bit of flapping but basically took no action, and our view is now mainly of massive sheds and home offices!

We moved from a 1 bed rented flat in Teddington to buy a 3 bed house in Hampton about 15 years ago now. We love it here ❤️

One of the issues is that the council sold their houses. Lots of private council rentals now in Hampton and Hampton hill. With that comes deprivation and struggle. If teens have no money, they try and make money as there is no money in the house to keep them busy in clubs. They then try and make money by other means or are bored. If households have no money, they do other things. If households are struggling they get depressed. The deprivation list is endless. Parents struggle managing, the local schools struggle with behaviours…

Money doesn’t buy happiness but it sure makes households unhappy when they have no choice, no choice of food, clubs or anything. What a life in 2023

My partner lives very close to the station. I love walking around the area. Lots of things going on at The Hub for families- he loves living there

We are also looking into moving to Hampton from Barnes. Unfortunately we have very low budget £500K as currently I am not working. Places in Hampton with 3 bedrooms and which we can afford are Stevens Close and Wordsworth Road. Are those ex-council estates? Are they safe? Will we be able to sell them easily when I get a job and be able to move to a Victorian type of house?

I moved from Barnes to Hampton (via 2 years in Teddington on the way) about 16 years ago now.

I would personally prioritise the Nurserylands estate and Fearnley Crescent (which is where Stevens Close is) over the Poets Estate (which is where Wordsworth Road is).

You should be able to get a 3 bed for about £500k. Parking can be a bit tight though, especially if you have more than one car!

I often cycle to Hampton from Teddington for work ! An obvious downside of Hampton is the trains, only two per hour to Waterloo via Wimbledon as opposed to 4 per hour from Teddington. It’s also very quiet which might be an issue when kids get to teenage. On the upside I work with GP practices and the ones I’ve visited in Hampton are very good.

When I was growing up in the area (60d/70s) it was rough as f**k in Molesey but the Hamptons were just as MC and wealthy as anywhere else round there.

@TheGander thank you for your feedback. I was the one who revived this thread as I am thinking of moving to Hampton and trying to figure out if it is safe around Stevens Close as I have two newborn twins.

Mainly because the Wordsworth Estate has had more trouble from what I have heard locally. Also, nicer parts of Hampton such as the village will be out of your budget for a 3 bed I reckon.

Are there any Catholic Primary schools in Hampton? I couldn't see any when I did a quick Google search.

Not Catholic I dont think, but St. Mary's in Oldfield Road is Christian I believe.
