Moving to Teddington or Hampton

DW and I are planning to move from zone 2 further out for some more space. Having previously lived in Teddington we are drawn to there, however we feel we could be missing better value areas.

Currently considering sending 4yo DS to Hampton School and Hampton appears to be better value house prices but we're unsure how living there compares to Teddington. We can afford both areas but seems like you get alot more house for your money in Hampton.

Appreciate if anyone can advise what living in Hampton is like and also if Hampton Prep with a view to getting a place in Hampton School is a good plan.

I'd be interested in the replies to this too because we are hoping (!) to move back to the SW London area and visiting Teddington some time ago it had an attractive High Street/nice vibe. But notice £££ and that Hampton cheaper (ish). I get slower train service but are there other factors? Thanks.

Teddington high street is nicer overall but Hampton hill not bad - some nice restaurants, coffee shops (paws for coffee is great if you have a dog), good butchers, bakery etc - also there is the lido (and a hot yoga studio). I'd stick near to busy park and walking distance to Hampton hill high street personally but I like some of the streets of Hampton village near Hampton station too (but quieter). Some lovely streets/houses and good transport. Trains on a Sunday from Hampton station only 2 an hour but buses into teddington/twickenham/Richmond are much more regular (I know some people commute via bus to twickenham if they are the Hampton hill end rather than near to Hampton station), plus the 111 bus to Kingston. I really like Hampton, just have a look round the streets carefully if you don't know the area. I recommend the lido, walks in bushy park (plus the river past Hampton court to Kingston and to Richmond), the railway bell pub, monaf's Indian restaurant, plus lots of cafes.
Big thing it's lacking is a bookshop...

Both are lovely. You get more house and garden for your money in Hampton due to less good transport links (less trains and slightly longer journey), and less desirable secondary school options. If you are going down the independent route that won't affect you, which is what many families do.

Teddington has a lovely high street but Hampton Hill is still nice with lots of useful shops.

We moved from Teddington to Hampton a couple of years ago and don't regret it. Teddington is only a mile away, and having a detached house and big garden make up for having to get a bus / taxi to go out in Teddington.

If you are set on a school I would try and live within walking distance, the traffic gets very busy and a driving school run isn't fun after a while.

Hi,

I've lived in Hampton and surrounds for nearly 20 years (making me feel old!). Had a ds at Hampton school but went from a different local pre-prep/prep (TPS) as had dds as well. I think it very much depends on what your priorities and budget are.

I'd say the short answer is that if shops/restaurants/commute are a priority then you're better of in Teddington. If they're less important to you than a bigger house and you're absolutely set on Hampton Prep then you'd be better in Hampton.

The longer answer is...Hampton you will definitely get more house for your money and it will be much easier in the mornings if you're thinking of Hampton Prep as traffic could take up to half an hour from Teddington depending on which bit you are living in.

Train is slow in the morning from Hampton but you will get a seat. Hampton Hill is kind of the middle ground in that there are a few more shops but without fully paying Teddington prices. Fulwell is the train station from Hampton Hill but isn't massively convenient from much of Hampton Hill and the train services are the same as those serving Hampton just one stop further on.

There isn't much going on in Hampton though (not that there's much going on anywhere at the moment!) There are a couple of curry houses and a couple of pubs which are ok but if restaurants/shops are a priority, beyond the little Waitrose there's really not much to do that's in walking distance. In Teddington there are quite a few nice pubs and restaurants so you wouldn't be stuck for somewhere to go out in the evenings that's walkable.

All things considered though it's a lovely place to be, very green, lovely parks, friendly and safe and I'm sure you'll be really happy in either.

I used to work in Teddington and we'd walkto the pubs in Hampton Hill for lunch so they are very close. I would chose Twickenham just to be difficult.

We are also looking into moving to Hampton from Barnes. Unfortunately we have very low budget £500K as currently I am not working. Places in Hampton with 3 bedrooms and which we can afford are Stevens Close and Wordsworth Road. Are those ex-council estates? Are they safe? Will we be able to sell them easily when I get a job and be able to move to a Victorian type of house?

Neither of those are ex council. Both are perfectly nice and safe. A relative lived in Stevens close and sold it easily when they could afford something bigger.

Where did you end up? We’re in the same boat and a bit unsure about those areas/neighbourhoods.
