I am a longtime MN lurker and have many times appreciated the great pointers and input given by MNetters on forum posts.

My question is where should I consider living in SW/SE London? I am late 40s, married, no kids. We live in a small 2 bed Victorian house in Battersea where we have been for nearly 10 years. We want to move to somewhere bigger so that we both have a study for wfh (3 days a week) and are looking for the right area. Our budget is 1.1m max for a 3 bed house with garden.

I have always been disappointed by the lack of community feel in my neighbourhood (SW8). I have dreams of living somewhere where neighbours feed each others’ cats when one goes away or help out with dog sitting on the odd occasion but my neighbourhood couldn’t be further from that vibe. It feels like a an urban wasteland where it’s a bit “I’m alright, Jack”.

I used to live in Herne Hill and felt like I didn’t belong there because no kids. I realise there are lots of variables that go into finding one’s ideal neighbourhood. I have a dog and two cats so I’m looking for a place with a garden and also near green space, in an area that is more ‘villagey’ than suburban, with independent shops and a cinema and library, and of course with that elusive community vibe I’m longing for.

In my many weeks of cycling all over SW and SE exploring neighbourhoods I have narrowed the list down to Crystal Palace and Teddington. What do those in the know think of these options in light of my search criteria? Are there any other places I should consider?

Have you considered Chiswick? Whilst it is still very family friendly, I don't think it is as much as SW / nappy valley. I find it is a good compromise between village vibes and urban vibes. Great transports, close to LHR, lots of restaurants, pubs etc. We have just bought there.

Blackheath? My brother just bought a 3 bed flat there for same budget (40s, no kids.) I'd move there on a shot (if I could afford it!)

I think Chiswick is a good shout, there are lots of families but it doesn't feel dominated by them. Also on the tube

Other areas Surbiton for good train links and also Richmond, Kingston way

West Norwood is a lovely communal area to live, OP.

On my street I know I could knock on any number of doors and get help at any time of day or night. We have an annual street party and everyone is so friendly. My neighbours are happy to feed out cat when we go away, and my DC love walking another neighbours dog for them.

It still gets a bad rep on MN, but honestly it's a fab place to live. It isn't sanitised like Dulwich or Clapham, it still has people living here whose families have been around here for years and years. It's diverse and has some nice pubs which range from your regular friendly boozer to more gastro.

You can also get a bus straight into the West End in around an hour, and trains into Victoria or London Bridge in about 25 mins.

You need to find somewhere there has a slightly older less transient population. Having said that a lot depends on the actual road in terms of community spirit. I was going to suggest Kingston way so Teddington is a good option. Not sure about Crystal Palace, think it's quite transitionary.

If what you want is a good community that is not child dependent then I'd suggest one of the Stockwell/Oval conservation areas - they have excellent residents associations that put on lots of events and you should be able to afford a 3/4 bed so long as you don't mind it not being the same beautiful Georgian houses occupied by your neighbours.

This one is in the Stockwell Park conservation area which has a very very active community centred around its residents association (check out its gardens open day on 25 th June)

@EleMar and @Almahart thanks for the Chiswick suggestion! It hadn't crossed my radar so I will definitely check it out. I had in my head that it was really pricey but those properties look bang on, @EleMar. And the vintage market looks great.

@dempseyb that point resonates for sure, in that there are lots of youngsters around where I live. At my local parkrun (which is Clapham Common) I feel properly OLD amongst a sea of lycra-clad twenty-somethings. That said, there are loads of middle-aged people on my street. They just happen to be not very friendly. Even the WhatsApp group that was started in the first lockdown fizzled out in a matter of a few weeks. Re Wimbledon - my thoughts on cycling around there were that (1) Wimbledon Park is definitely for families, the houses are mostly huge (2) I loved South Park Gardens but probably can't afford much there (1.1 is our absolute max), I did stop and talk to a dog walker on Clarence Road who was super friendly so I got a good feeling and (3) the Battles feel like where we live now.

@londonmummy1966 I like those areas a lot but they seem to be too far from a park for walking the dog several times a day. But I'll consider them further and maybe look at exactly how far away viable parks are because what you say is really compelling.

@purpleegg will definitely look closer at West Norwood. That's great to hear. I had thought it was similar to Herne Hill i.e. highly family oriented.

@2kids2catsnolife Blackheath would be great but that's definitely out of budget unless it's south towards Lee I would guess. A flat is not possible because of the menagerie and I think we would be hard pressed to find a house.

Do you have any views about areas of Teddington? It looks like the streets closer to Fulwell station would definitely be achievable budget-wise but would you say that that isn't proper Teddington, so to speak (on the basis that you're in a totally different orbit to the high street and the other parts closer to Teddington station)? Or do you think it's just as good i.e. if we can only afford nearer Fulwell station we should still go for it?

New Malden? you would get a good sized house for that budget, very diverse & I think it's got a blend of families, older people, people without dc. No cinema but there's a Curzon (I think) in Kingston & independent restaurants.

You do actually want a unicorn! 😆 The difficulty is finding an area of London that's got enough money that people aren't working all the time or they are rich enough to not need too but are still invested in their locality. I think anywhere in London that has more of its "original" crew will have a good community but they have been priced out in many areas.

I also think you need space as that makes people less likely to move, downside is people don't move for years so little for sale.

My parents road has an excellent community but people have been there decades.
