I am a longtime MN lurker and have many times appreciated the great pointers and input given by MNetters on forum posts.

My question is where should I consider living in SW/SE London? I am late 40s, married, no kids. We live in a small 2 bed Victorian house in Battersea where we have been for nearly 10 years. We want to move to somewhere bigger so that we both have a study for wfh (3 days a week) and are looking for the right area. Our budget is 1.1m max for a 3 bed house with garden.

I have always been disappointed by the lack of community feel in my neighbourhood (SW8). I have dreams of living somewhere where neighbours feed each others’ cats when one goes away or help out with dog sitting on the odd occasion but my neighbourhood couldn’t be further from that vibe. It feels like a an urban wasteland where it’s a bit “I’m alright, Jack”.

I used to live in Herne Hill and felt like I didn’t belong there because no kids. I realise there are lots of variables that go into finding one’s ideal neighbourhood. I have a dog and two cats so I’m looking for a place with a garden and also near green space, in an area that is more ‘villagey’ than suburban, with independent shops and a cinema and library, and of course with that elusive community vibe I’m longing for.

In my many weeks of cycling all over SW and SE exploring neighbourhoods I have narrowed the list down to Crystal Palace and Teddington. What do those in the know think of these options in light of my search criteria? Are there any other places I should consider?

I live in Teddington - closer to Fulwell than Teddington station. You definitely get more for your money this end. You’re very close to Hampton Hill, which is great for nipping to the shops, as well as Teddington. The sense of community is great - all the streets round here had parties for the jubilee/coronation, and my street has a WhatsApp group/Facebook page (as do others). I’m going away soon and a neighbour is feeding my cat (and another neighbour used to do this for us before they moved away) 🙂

@Milikite all of those properties are really close to parks for dog walking - the first is on the same road as the local park (you'll make loads of doggy friends there), the second is 5 minutes to Vauxhall Park and the third is less than that to Kennington Park, Vauxhall Park and Spring Gardens.

@Milikite - also what is Clapham Common Park run like as I was thinking of going - I've been to Brockwell but it attracts the super speedy from the Herne Hill Harriers which is offputting (I'm more of a 32 min 5k person...)

Definitely look around Surbiton, the river roads/maple village area or round King Charles crescent area. Further into berrylands/long ditton is lovely also but very family oriented. Surbiton has so much going on, loads of initiatives locally and festivals and farmers markets and all sorts. Search seething wells village/community brain Surbiton to get a flavour. Obvs super quick trains into London proper, right on the river, bushy and Richmond parks very close and obviously smaller closer parks for quick walks, loads of coffee shops, restaurants. Short walk into Kingston for big shops and cinemas, Curzon has recently opened which is quite posh. Rose theatre has loads on too and we are very close to Wimbledon, New Malden etc for all their facilities also.

If you liked Wimbledon, how about Merton Park?

You could have 4 bedrooms here - and just a couple of streets away from Abbey Rec as well as close to Morden Hall Park.

Great transport links - South Wimbledon tube (Northern Line) and Merton Park tram stops are both within 10 minutes, and Wimbledon (overground and District Line) within 15 minutes.

Teddington is lovely but very family orientated. Fulwell end is less happening as closer to Twickenham/Hampton Hill.

In fact, I think Twickenham itself would suit you better without kids tbh! Better trainline into London too.

@londonmummy1966 I need to discover those parks. Will check them out. Thanks very much for the pointers - much appreciated. Re Clapham Common parkrun I'm afraid it's also super speedy. I'm only a tiny bit slower than you and am squarely in the last 100 finishers of a 850+ people event. My sense is that there is definitely less of a spread than at other parkruns, on all counts: age, demographic, everything. It feels very homogenous. I've only done Brockwell once. I should try it again. It's the hills that put me off... :-)

Westcombe Park /East Greenwich. Westcombe Park is SE3 (Blackheath) but the other side of the heath.

V near green spaces of the heath and Greenwich Park and also smaller hidden gems like the East Greenwich Pleasaunce. Significantly cheaper than Blackheath village and West Greenwich. Two stations (Maze Hill and Westcombe Park) but also east bus to jubilee line at North Greenwich.

Lots of roads of terraced houses where people are neighbourly. Smaller area of local shops cafes pubs etc at Blackheath Standard but not far to Greenwich or Blackheath too. Charlton Lido conveniently close.

That is lovely! Amazing location, I love Strand on the Green. OP should definitely take a look!
