Anyone want to guess the quote for this work in my house?

  1. Knock through kitchen to make kitchen/diner/sitting area. Steel RSJ required
  2. New kitchen and appliances (builder will supply and fit from a well known kitchen supply place to my plan/design)
  3. Extend hall into former kitchen area to install a downstairs toilet, supply and fit
  4. Remove bath from main bathroom upstairs and fit shower stall, remove old tiling and flooring and replace. (Keeping the power shower that's there and all other fittings).
  5. New double doors from kitchen/dining area to sitting (TV) room.
  6. Remove old radiators and supply and fit new. Electrics as required.
  7. Replace all flooring downstairs (it will be the new cushioned waterproof vynil in new room, and engineered wood in the TV room and hall).
  8. Install new banisters in hall
  9. Plastering "new room", supply and fit glass spashback in kitchen.
  10. Painting exterior and interior.

I don't know if it is reasonable quote or not. I think it's ok for what I'm getting and I don't want to go cheap and cut any corners. Kitchen will not be top of the range but decent quality. Quote includes labour/trades and skips etc.

Just curious what people might guess!

The builder did say that the cost would be fairly reasonable and he would work within my budget because it was all internal works and didn't involve extending.

I mentioned the possibility of a small sunroom, but he didn't advise it as he said that would cost nearly as much as the main quote due to the digging and footings and as I also have a main drain in the back it would need to be moved! That idea was not a must have for me, I merely asked him. But at least he didn't push me, well that was my thinking anyway.

However he did show me a pergola he had built for a customer off their kitchen which had climbers and was gorgeous in a Mediterranean kind of way. It would not require foundations. Dream on for another day.

Just a warning if you're thinking of having the glass splashback behind your cooker: I touched mine with a hot pan and it cracked.

Oh thanks for the heads up on that one! I'll keep it in mind, and might put something else behind the hob. Appreciate that.

£90k plus VAT, so really £108k.

Ok, the quote is 68k. The builder was recommended to me and I've seen his work in this person's house. I have a budget of 80k so have a little room for manoevre/unforeseen stuff, isn't there always that...

One last question to those who have had similar done, how long did it take? I know my builder will tell me, but give or take what's the average?

I think this is very very reasonable. How much were you expecting it to be? I'm having an internal door moved, an internal wall installed and extra internal door fitted plus a velux put in and it's £12k. The amount of work you're having done is good for the price to be honest.

Be aware of as and when required for plumbing and electrical work - much of this is unseen when quoting for work.
I have seen cases where these have added over 10k to costs requiring invasive additional work

Your quote is very reasonable for what you have listed, you don't state if any customer preference items are not included

There's a man on homes under the hammer who'll get that sort of work done for 8k.

In the real.world probably closer to 100k.
