Anyone want to guess the quote for this work in my house?

  1. Knock through kitchen to make kitchen/diner/sitting area. Steel RSJ required
  2. New kitchen and appliances (builder will supply and fit from a well known kitchen supply place to my plan/design)
  3. Extend hall into former kitchen area to install a downstairs toilet, supply and fit
  4. Remove bath from main bathroom upstairs and fit shower stall, remove old tiling and flooring and replace. (Keeping the power shower that's there and all other fittings).
  5. New double doors from kitchen/dining area to sitting (TV) room.
  6. Remove old radiators and supply and fit new. Electrics as required.
  7. Replace all flooring downstairs (it will be the new cushioned waterproof vynil in new room, and engineered wood in the TV room and hall).
  8. Install new banisters in hall
  9. Plastering "new room", supply and fit glass spashback in kitchen.
  10. Painting exterior and interior.

I don't know if it is reasonable quote or not. I think it's ok for what I'm getting and I don't want to go cheap and cut any corners. Kitchen will not be top of the range but decent quality. Quote includes labour/trades and skips etc.

Just curious what people might guess!

I reckon £80k a couple of years ago so probably £120k at the moment.

You are all great sports! Bear in mind that there is no extension involved so no footings or diggers etc. I can also keep the existing triple glazed patio door and back door (I can decide whether to keep back door or use the space for the kitchen at design stage) which is fantastic.

I don't know but am surprised that people think that London labour prices would be higher - it is much more competitive.

Ok, the quote is 68k. The builder was recommended to me and I've seen his work in this person's house. I have a budget of 80k so have a little room for manoevre/unforeseen stuff, isn't there always that...

And thanks to you all for being such great responders!

One last question to those who have had similar done, how long did it take? I know my builder will tell me, but give or take what's the average?

That’s really cheap apart from the bedrooms he is gutting and replacing your whole house.

I am actually doing quite a few of these things in the next six months too, and my guess was in the region of 80-90k. I think 68k is an excellent price. I'm in the south west and I'd be delighted with that kind of quote.

We've just had an extension and annexe built and things went horribly over the timescales - due to finish end of Feb but only just being finished up now.......

I am single and live alone, so I am always a bit concerned about big jobs like this and being pushed or ripped off (I shouldn't think this way I know that but...)

A good male friend will be around to be with me to check on progress, in fact I will be staying at his house (platonically!) while the worst of it is being done. Lucky woman I am really.

Now I have to break the news to the neighbours oh dear, but everyone including them has had major work done now and then so I just have to join the renovation gang!

Ours took about three months. Can’t say exactly as we also did the driveway. Started beginning Sept and finished off the last bits in Jan but kitchen was usable for Xmas.

We're having a lot of this done atm. I'd say £200k. We're West Sussex.

Well, nothing is being done in the hallway apart from moving a stud wall, replacing flooring and painting. Similar for TV room. But you are kind of right. I will have to re carpet the stairs and get bedrooms painted and new carpets, if I have anything left in the kitty.

I'm in a town near London and it would be £100120k at least depending on size. Elsewhere, maybe 80k?

My guess was £80,000 going off work I have had done/been quoted for in the south east.

I know now that the quote is very reasonable. I gave a budget for the kitchen and he will show me what's available for that. Downstairs loo is straightforward, a loo and a sink, minimal tiling, just plastering and painting. Upstairs bathroom is new shower stall and removal of bath + re tiling and painting ceiling door etc. existing fittings staying as it is only a few years since it was last done, but I can't swing my leg over the bath to have a shower anymore lol😂

Flooring is not selected yet, but I know what I would like as my brother and his wife have it, can't remember the name but it is cushioned and waterproof and they love it. Hard wearing too.

I am under no illusions that extras will apply, and they will if I change my mind on anything, but I have a contingency as I mentioned.

Incredibly cheap. I’ve been quoted £60k to do the first 2 items on your list (East Anglia, within the last 3 months. Although it’s a higher end kitchen).

I would have gone around 100k so I think the quote sounds very reasonable. Have you got a second opinion? Also the cheapest is not always the one to
go for!

It sounds pretty spot on. Mumsnet at the moment seems to be populated by people who are being taken for an absolute ride! 150K, 200K bet the builders see them coming!
