Where would you live in London if single?

I'm in Stoke Newington at the moment but priced out of my next step. Love Stokey but need to be realistic.

I'm looking for a 2bed with office space (so 3 bed ideally) and some good outdoor space eg terrace or garden. Budget £850k

My main priority is to be able to walk out of a tube or OG station at midnight and be home in under 10mins with a safe walk. Or if needed use a night bus from a station and feel safe.

Where would you look if you were me?

Sorry I meant to say, one big reason I can't afford Stokey is the good schools! This isn't a factor for me, so I guess the question is where would you love if you didn't have kids?

Those flats are fraught with issues since they've been built, which is why it's in budget. Most of the 3 beds are terraces here and around £1.2m

On Northern Line you could try Kentish Town/Tufnell Park for period maisonettes
Also Archway/Highgate in that area

The wonderful wonderful Maida Vale. It is the dream. Two tube stops (if you count Warwick Avenue), a large park, cafes, boutique shops. Honestly the best place in London.

Bethnal Green. You've got Victoria Park and are 15 minutes away from the West End by tube.

It's an absolute gem.

I've considered hackney, Dalston, London fields, Walthamstow etc but worry about walking home at night. They all feel less safe to me than stokey and the bits in east reach of the station are on noisy main roads.

Walthamstow is high on my list but I also see it recommended on here a lot for families. Is there part of it which is nice and safe but not just for families?

Walthamstow is a bit Nappy Valley. Dalston has a great vibe but transport could be better (same for all of Hackney).

Bethnal Green has lovely cafes, museums, parks and art galleries. If it's too pricey, then Bow isn't bad either (parts of it). Leytonstone is also nice but further out.

the bits off the kings x to Finsbury Park bit if the Piccadilly line

overground/bus only but Crouch End - the primary schools are emptying as people can’t afford family houses but lots of lovely flats, feels safe, plenty locally

Anywhere between Snaresbrook and Buckhurst Hill moving east on the central line would be good, quite safe to walk around at night and reasonably priced property, especially the further east you go.

What sorts of issues? Is the freeholder going to sort? Might be worth a go still.

what about Upper Street? You can go to the bar at Frederick's and order an Old Square 😂 - (sorry, it amuses me to do that).

Would love upper street but out my price range - just checked and not a single hit for 3bd with outside space under £900k!

Am very interested in Bethnal green, though again struggling to find anything suitable. Will pop down today for an explore I think!

I lived in Bow when I was single, spent a lot of time in Victoria Park and London Fields. I was literally across the road from Bow Road tube, very convenient for getting everywhere, and Stratford in the other side has a lot more going on these days.

Crouch End and Stroud Green (where we live now) are good too, depends where you need to commute to. Finsbury Park is a very convenient interchange. Look at Harringay and Hornsey stations for travel.
