Where would you live in London if single?

I'm in Stoke Newington at the moment but priced out of my next step. Love Stokey but need to be realistic.

I'm looking for a 2bed with office space (so 3 bed ideally) and some good outdoor space eg terrace or garden. Budget £850k

My main priority is to be able to walk out of a tube or OG station at midnight and be home in under 10mins with a safe walk. Or if needed use a night bus from a station and feel safe.

Where would you look if you were me?

@Beautyhoard we had a great time living in Tufnell Park… you can walk to Hampstead Heath, also Kentish town for The Forum/restaurants. Lots of brunch places.
It’s easy to get into town, also easy to get into East London - Highbury &Islington is 10mins away by bus down the Holloway Road

Earlsfield or Tooting if you don't mind looking south of the river, maybe around Leytonstone if east, and nowhere affordable if north (but Muswell Hill/Crouch End if you don't mind compromising a bit on flat size).

Another vote for Earlsfield. I used to live there - great little place & loads of 3 beds for your budget with outside space. Pretty quick into central London on the train.

I lived in Walthamstow when I was single in the 00s. Loved it. Great transport links and it felt way safer than living on Amhurst Road in Hackney! I still visit as have friends there. You'd get a great place on your budget.

Ooh, I love The Stow! I live south of the river, and you can't get a 3 bed house for under a million where I am Hmm. I live in a flat.

What about Stratford?

Walthamstow is good but pretty far out. We lived for a while in Leytonstone because it was very quick into the City, and cheap, but it was miserable. A very prevalent fashion for burkas and controlling husbands among our neighbours. I found it very difficult never being able to see my neighbours faces and watching them walking 10 meters behind their husbands. The Elizabeth Line has made the docklands very accessible now. Even areas down the river in Barking and Dagenham are now pretty well connected and have nice riverside developments.
