Floor plan - Drawbacks

Hi All, I am not a property expert, need advise if you would buy a property with this floor plan. Any drawbacks you see.

I wouldn't as I dislike townhouses, sleeping on a different floor to the dc etc. They really are a bipartite so you limit your resale audience.

My DC are in their early teens and was wondering this would give them their own space.

That isnt a townhouse though is it?

Who would be living there? Ages of any children? Do you WFH at all?

Yes this is a town house. My children are in their early teens. Yes both myself and my partner wfh. This would give all of us our space to work and relax. Hence wondering if this would be a good option.

The picture is too small on my phone so I can't see it properly but my friend lives in a townhouse and her biggest peeve, is having to carry the hoover or washing up and down two flights of stairs 🤪

looks like a good layout to me. is there a decent sized garden? is there an attic for storage? if it is a new build, be aware that they tend to have very little storage.

What are the actual doors like for the middle floor bathroom?
If truly an ensuite to the larger bedroom, the other room has no bathroom access.
If truly 2 doors, I'm not convinced it shouldn't have the door to the bedroom blocked off - but then I hate Jack &Jill bathrooms, and this seems worse than that!

Any parking?

We've just bought a 3 storey house and main reason is the children get the top floor with own bathroom.
Older kids and they are so excited about it.

I'm.sure carrying things up 2 sets of stairs will be annoying- but we can think of the steps!! No house is perfect.

We lived in a similar last out except it only had one massive bedroom on the top floor. It worked for us. No windows in the bathroom was never an issue (actually get more mould in my current bathroom that does have a window). We were very happy and it was lovely to live in. 3 floors worked well for us.

What's the living area like? It tends to be small in 3 storey houses compared to the number of rooms, because the footprint of the house itself is smaller. Could you fit enough sofas for the whole family (and additional seats for guests)? Can you fit a suitably sized dining table?

Also, it doesn't look like there would be space for a washing machine and dishwasher (although it's hard to tell from the tiny floor plan)

It does have front of house parking for 1 car. The bathrooms are not jack and Jill. Both the rooms on each floor have access to the bathrooms, 1 has access from the room, like an en-suite, and the other from the corridor in between both the rooms.

The dining area is in the conservatory. The drawing room is small but can easily fit us and few guests.

I can't carry hoovers up and down stairs so we have one on each floor.

Dirty clothes can be thrown downstairs and the teens can take their own back up?

I've lived in a townhouse and I loved it. Our living room was on the first floor which was the only bit I didn't love, but looks like yours is downstairs. Didn't have an issue with DC on different floors, and actually I grew up in an old terraced house with similar layout and me and dsis had the attic bedrooms and it did give us privacy, so good for the teens.

I hate that the kitchen is on its own at the front away from everyone else.

We have two flights of stairs. The two teens have the top floor and are also responsible for the hoovering of their stairs and taking up their own washing. Two flights is not great for those with little kids but OP it looks like a good house for you at this stage

@Asian everyone has different tastes. Did you look around and see your family living there? If yes, go for it. The people who bought my old town house knocked down all the walls so it’s totally open plan - one big rectangular room. It’s my worst nightmare and I wouldn’t want to move back in now. But, obviously it was what the knew owners wanted so my opinion is unimportant.

Ah sorry I always thought a townhouse was one where the lounge was upstairs for some reason.

The idea of the older teens having their own floor sounds really good to me.

I wouldn’t want the kitchen separate. I’d prefer it at the back over looking the garden and the sitting room at the front.

The obvious compromise is the small living area which is the same size as a 2 bed house but with 4 bedrooms worth of people. Is it enough space for you all?
