Should we pull out?

We always want to move to a four bedroom house, but just noticed the 4th bedroom of the house we plan to buy is very small. Can't even fit a single bedframe with header. Probably can fit a single mattress. Thinking if we should pull out because of this?

What's your reason for needing 4 rooms? Could you live with 3? Is the rest of the house good? Right location? Would a proper 4 bed still be in your budget?

I would offer a revised price for a 3 bedroom home if you like everything else and could work around it.

Thanks all above for replying my msg. I couldn't sleep properly due to this house. We are currently in a small three bed with only one reception room and we desperately need more spaces. However even our box room is larger than the one we plan to buy. We have compromised on other bits for this house, but thinking of moving from a 3 bed to another not proper 4bed just doesn't feel right. We have been trying to buy on and off for around 2 years. I am fed up of checking Rightmove now. Feel very frustrated

The stairs underneath take up some space of the bedroom, which makes fitting a bedframe impossible. We just found this out after another viewing

If it isn't big enough to hold a single bed frame, then it's not a bedroom. At best, it's a nursery (big enough to hold a cot). Or an office. Or a walk-in wardrobe. Or an en-suite. But it is not a bedroom.

Are you buying off-plan? I'm wondering how that room's size wasn't an instant 'no, this won't do' as soon as you stepped in to it.

I would pull out.

So have you made an offer?

it sounds unsuitable

but you've said "pull out" indicating you've got some way through the legal process without noticing such a crucial thing. Was it off plan?

We are in the middle of the process. It is not a new build. This was found out after another viewing. I feel like am idiot.

It's not a four bedroom if you can't wedge in a single bed. I wouldn't be paying 4 bedroom prices for three bedrooms and a large cupboard.

My husband who was visiting for a conference somewhere and for some reason was being put up by the university in their halls of residence during the university break. He opened the door and he really did think initially that it was a storage cupboard but discovered there was a bed wedged in there. Luckily the taxi was still outside as he clambered back in and asked to be taken to a decent hotel. I think buyers might well have the same reaction when you come to sell this house.

But in future make room size the first thing you check when looking on Right move and don’t book a viewing unless the room dimensions meet your requirements. Yes house hunting is a hard process but you’ve just caused a completely unnecessary waste of time for your sellers by doing this. They will probably think you are just making excuses

Yes, you are absolutely right. I am not a first time buyer, but I don't know why I am always so naive in terms of house hunting

@midnightOK look we all make mistakes. Just learn from it and be really apologetic when you do pull out. The house will be perfect for someone else who just wants a 3bedroom with an office.

Well tbf if they are advertising/pricing it as 4br when you can’t really fit in a single bed they can hardly claim to be completely blameless. It’s not unreasonable for the OP to assume that a room advertised as a bedroom can function as a bedroom, and not unreasonable to pull out with a clear conscience when that turns out not to be the case.

Don’t feel stupid or guilty OP. House hunting/buying/moving is a difficult, frustrating, stressful process.

You need to let the seller know ASAP. There's nothing more frustrating than buyers withdrawing their offer, especially so late in the process. I'm also surprised you didn't look at the room measurements before putting in an offer.

We have a room like you're talking about where the stairs takes a chunk of the room.

You can JUST fit a single bed frame in. You couldn't fit in other furniture but there is a build in wardrobe over the stairs but that's big so you wouldn't need anything else.

It's our daughters room currently and works fine for us. We do use a small single at the moment as she doesn't need a big bed and it works really well for us.

Also you said could probably fit a single mattress but not a bed with a header. Headers can make a difference and not all beds are the same. Some have chunky frames and others don't. Have you checked a few different measurements online?

I’ve seen built in beds, built around the stair bulkhead, if that might work if everything else about the house is positive.

Also think about resale, you may not be able to sell as a 4 bed so will lose out.

Is there however any way to incorporate the stairs part into part of a bed? So it it's a block projecting into the room, is the height suitable so you could use the surface (if there is a top surface) as part of a bed, so get a joiner for example to build the bed 'onto' it?

As a seller, if you pulled out half way through because a room was too small, I'd be cursing you. But, if the house isn't going to work for you, pull out sooner rather than later.

That said, if it's a bed you want in there, there are ways to incorporate the bulkhead as part of the bed frame and make the room usable. But if that's not what you want, walk away as soon as you can.
