Should we pull out?

We always want to move to a four bedroom house, but just noticed the 4th bedroom of the house we plan to buy is very small. Can't even fit a single bedframe with header. Probably can fit a single mattress. Thinking if we should pull out because of this?

If the house won’t meet your needs overall, of course you have to pull out!

We can’t judge whether the house can work for you or not.

It’s a mad and stressful process. I have tried on clothes for longer than I have viewed houses that I am about to spend £££££££ on. And the reality is that the deal is not done until contracts are exchanged.

Obviously if the house doesn't meet your needs then you need to pull out. That said 1930s houses with tiny boxrooms for bedroom 3 (or bedroom 4 if the loft is converted) are fairly standard round here and sell for the same price as other 3/4 bedroom houses. Yes, the boxrooms are tiny (generally room for a basic bedframe without chunky headboard, but not much else), but the pay off is generally larger 1st and 2nd bedrooms and usually a decent sized garden. You need to look at the whole package and work out if it meets your needs. A tiny boxroom wouldn't be ideal long term as a child's bedroom, but would be perfect for an office/WfH space for example. What were you planning on using the 4th bedroom for?

Most of the houses round here have a box room with the bulkhead.

They all advertise them as bedrooms.

Most people use as an office or build a cabin bed over the top.

I’d not be impressed if you suddenly decided this was an issue after having an offer accepted.

If this is not the house you want or need, then pull out. You will go into further viewings with eyes wide open hopefully. Take a measuring tape and a compass - it is always good to know which bits of the house and garden will be dark at which times of day.
