Gorse Hill, Stretford - any good?

Can anyone local to the area please advise what it's like around Gorse Hill in Stretford please? Would you say it's 'up and coming' in the way Levenshulme might be? Thank you.

bit rough 😬 I work in Trafford and Gorse Hill is not one of the nicer parts of it.

not sure what levensulme is like.

a lot of my colleagues (young professionals with disposable income but not family money- they tend to go further south Sale/ altrincham way) have bought houses in Stretford, but not Gorse Hill. Mainly towards the mall and Urmston side of Stretford

stretfords been ‘up and coming’ for a while. Some smaller ‘hipster’ eateries have opened. There are some changes happening with the shopping centre currently. But it’s all very slow.

Gorse Hill is better than most of Levenshulme imo. It is up and coming I think, esp the bits by the canal.

Levenshulme was apparently up and coming in 2003 when I bought there. It still hadn't quite made it in 2016 when I sold and the traffic is now 10 times worse. Sorry.

We’ve just bought in levenshulme, I briefly looked in 2017 before I met my partner but couldn’t quite get the mortgage needed alone. House values doubled in those 5 years so prices are very much up now, even if the area still isn’t 😂

House prices have risen over much of Manchester but Levenshulme still isn't at the top of anyone's wish list, whereas places like Stretford are desirable for the area and becoming more so.

That's my opinion but it is based on a fair bit of knowledge from buying and selling in nearby Chorlton-which has crazy prizes.

I've lived in Stretford and Levy. Stretford is my favourite. Great community, parks, links to city centre, it's going up and up. I loved living there and good schools, though hate the Grammar system all my kids did well both in and out of grammar schools. It's diverse in every which way, not too up itself (yet 🤞). Levy is fine but takes fecking ages to get to city centre, is very polluted and lots of litter and the gentrification is very much middle-class baby wearing, attachment parent vibe.
Give us a budget and I'll give you some areas in Stretford:)

Urmston is the nicest part of Trafford in my opinion! Some parts of Flixton too are lovely! And if I win the lottery I would like to live on Daveyhulme Road 😊

I personally find Urmston a bit dull and suburby! And not easy to get to town.

Gorse Hill is not terrible imo...and near Stretford High on that side of the A56 there's a lot of nice new builds, quiet area near the canal etc. I have a few friends who have moved there - young profs priced out of Chorlton.

Urmston Stretford border very easy for getting into town. Even easier in Stretford as you're right on the tram.

Gorse hill rough as. Avoid.

Its good being able to get into Urmston by easy walk but also walkable to the tram stop.

Are you OK with the grammar system for secondary school?

There's a massive Tesco that made it onto national news when a mass brawl broke out over TVs in a Boxing Day sale (not helpful). Definitely look at the Stretford Urmston border rather than Gorse Hill and be careful to check school catchments.

I shop in that Tesco every week. It's a bit busy when the footie's on but otherwise it's identical in every way to every Tesco I have ever been in anywhere.

It's really fine round here. Not the prettiest place, but there aren't people burning cars or shooting each other in the street either. It's mostly decent families.

We lived in Stretford near the Kellogg's factory for a while and then moved to Urmston. I had friends in Gorse Hill but they have moved on too. It's got a rough image but lots of couples live there as all the terraces are good starter homes. I think it'll struggle to ever be more than it is because of the layout, the main shops face a busy road so cafe culture will be difficult and with a huge Tesco & Lidl near by independent food places won't get off the ground. I wouldn't be worried about living there but with choice I'd probably pick Stretford/Urmston border but obviously depends on your budget. I agree with pp that Stretford has a good community.

Urmston isn't particularly exciting but when you have a family it ticks all the boxes for schools, parks, transport etc

Why are you buying? Is this to rent out? If so I'd definitely buy in Gorse Hill

@enkol and @ManyRiversToCross - the Tesco story wasn't to say that it was worse than any other to other places, sorry if it came across that way, it was just funny (in a "I can't believe people are fighting over a telly" kind of way).

As pps have said, it is a cheap way of living close to town as a single person / young couple - know quite a few people who have lived there / close by without any problems, but there are better areas if you're looking as a family (and you refer to looking at the schools suggest you have children) hence the reference to Urmston/ Stretford borders.

the style of house is different, so as PP said it’s just a case of what you’re after.

Gorse Hill is slightly closer to town, but can be horrible for an hour or so before and after on match days, also you’ll need to check you’re not getting blocked in on road race days (like the marathon), but o think most of south Manchester have to check that. Most houses I’ve seen you get more inside space for your money in the terraces than in Stretford. And it’s closer to big Lidl and big Tesco. So overall a cheaper way to live.

if you want a garage or grassy garden or driveway or wider roads for on road parking, go stretford.

if you want artisan markets and cafes, and are banking on it being up and coming, I’d go to Stretford. I think development around Gorse Hill is limited because of the land available. There’s some work planned around Stretford mall currently. And if that doesn’t go ahead, you’ll at least be closer to urmston which has a little bit more going on.

If you’re after Altrincham/ Chorlton vibes, I wouldn’t bet on either Stretford or Gorse Hill.
