Zone 2/3 London, 3 beds with garden 900k - where to look?

I'm planning to move in the next year or so and have been looking in Acton and Chiswick, which I like, but only because I know those areas already. I want to explore some areas that are new to me so am looking for suggestions for places that fit my criteria.

I'm in my 50s, one (adult) dc at home, ideally need 3 bedrooms, a small garden for my dog, under £900k, and good quick public transport into central London. I don't drive so need local amenities but more supermarket, park and library than schools, bars and night life.

I can live anywhere in London, but definitely don't want to move away and ideally would live in central London, but obviously the garden and number of bedrooms means I need to compromise on that. I live in Zone 5 at the moment but that was always a compromise -space for kids and near parents who are no longer around.

Any suggestions for locations I could look at in my price range, a nice community, good transport, local facilities?

half a mile to the Victoria line, 20 mins to central London, near shops etc. Near a park (Lloyd) which has a dog bit in it. Not far from Epping Forest.

Came on here to say walthamstow too! If you go nearer Blackhorse Road you'll get more for your money, eg Higham hill which is between the wetlands (a wonderful nature reserve leading to great walks in the river Lea) and Lloyd park. Still 15mins walk to tube, decent pubs for ahem mature people. Soho theatre opening in 20mins away

forest hill, se london.
fast trains to london bridge.
very frequent overground hooks straight into jubilee line at canada water (very fast change) plus new Liz line at whitechapel (plus other lines there)
lots of buses.
If a cyclist can be in the centre/on the river in half an hour.
handy sainsburys.
lots of greenery around including horniman park.
has library plus dulwich library just over border.
definitely stuff in that budget/
in fact in time I could flog you a four bed with separate garage for less.

Thanks for the suggestions so far.

I don't know Walthamstow at all - will go and take a look. I like the idea of the pubs for mature people, the William Morris museum and the Soho Theatre. But it might be a bit further out than I'm looking for. Ideally I want maximim 30 min journey to Westminster. So Leytonstone's probably a bit far, but I'll look at Southfields - also not somewhere I know.

Ealing is already on my radar and I like it - I'm working my way out from Chiswick, which is lovely but probably out of my price range, so I've been looking at Acton next door, then maybe moving on to Ealing.

Southfields is handy. Walkable to Wimbledon park and common, close to Wimbledon town, has own little shops. Tube ride quick up to Earl’s Court ( and then Chiswick high street if you know people there). It’s close to Putney and Wandsworth also. Still west/ south west if that’s your usual area

I live in Bermondsey Spa area (that's a development area to the left of the Bermondsey tube station).There are a few houses around me under 900k with 3 bedrooms. Location is lovely, border between zone 1 and 2, dead quiet as long as you stay out of the main road, lots of artisan shops in the weekend. The downside I think is lack of green space - there are Southwark park and Bermondsey spa garden but they aren't that amazing.

I think it takes 40 minutes to get to Westminster from Blackhorse Road. Houses are cheaper there too than the village.

Greenwich? Overland train around 8 minutes to LB then change for Westminster on the tube.
Beautiful royal park with museums (free), observatory, farmers markets, the river, lots of community groups, boat trips. Easy to get into central London or out to the countryside/seaside.

I'd look around Finsbury Park, esp. on the Highbury side which is lovely. Amazing transport (direct trains to the City, plus Victoria and Piccadilly lines), huge parks (FP, Clissold, Highbury Fields) -- shops and cafes also good, esp, with new Picturehouse, M&S and Gails. Libraries are OK but quick jaunt from FP to Kings Cross/British Library, and direct bus to the Barbican. You can find a 3 bed with garden in that budget!

We live in Stoke Newington, which we adore and also fits the bill but transport is not great if you don't drive. I'm not mad about Walthamstow but everyone else is so maybe it's just that I don't know it very well.

I'd second Southfields. Good all round community feel with great selection of local shops and a short bus ride each way to Wimbledon, Putney or Wandsworth.

I was going to suggest Stockwell area but prices have gone up quite a bit recently, although I saw This property.

On the northern and Victoria line, so good choice for access into central.
Green spaces you have brockwell park and Clapham Common nearby.

I would say look at flats with good parks / riverside at your doorstep to walk the dog? How essential is the garden for an adult dog? I think you have a good chance finding a very nice apartment for this money in Chiswick

The only issue with flats is the uncertainty over charges/freehold issues. Are you planning this to be a final move for you op? Or is this for the next stage of your life and then considering moving elsewhere/downsizing in the future?

I don't see why you'd get a flat when there is plenty of freehold houses within budget that fit the bill.

Those first 2 Battersea houses are great but they back right onto the v busy overground line. Avoid that road and that side of it in particular. There is a reason that those houses are such good value for that location.

Thanks for all of these suggestions and links and sorry not to reply sooner today. I've made a note of every place suggested here and if they look manageable for transport I'll go and explore.

@StreamingCervix I'm looking for somewhere for the next decade or so until I retire. Presumably by then my dcs will be settled somewhere so I'll need less space, and I may be dog-less, so I'll probably downsize to a flat then.

@honeypancake I quite enjoy gardening but also I know a couple of people with leasehold flats who aren't allowed pets, but I don't know if that's a common lease clause.
