Seller charging extra for oven?

When the property was advertised it said ‘The kitchen has a plethora of gorgeous features including a Rangemaster oven’

No other appliances were listed and thus we had taken this to assume the oven was included in the sale and the description did not say otherwise. Sellers are now asking if we want to buy the oven separately.

Are we naive in thinking it should have been included in the sale?

If you haven't already contacted the EA, then when drafting any message to them I'd avoid saying the description "implied" the cooker was included, or that you made an "assumption" it was included.

You want to make things sound more clear cut than that. The description "stated" the cooker was included. Your offer was based on your "understanding" which resulted from this "statement".

If the cooker is not included, contrary to what was stated, then your offer is reduced by £1000 (or whatever). Make it a reasonable amount based on the fact that you will need to buy a new range cooker. You don't buy second hand, due to the risk of being stuck with a dud and having no consumer rights. For the same reason, you won't be offering them any money for their old cooker.

When I sold my dad's house the agent specifically told me NOT to include the white goods as we could use them for bargaining power later. When they sent the preview of the listing, they were included. I queried and they were removed before it went live. The buyers later queried as were told they were included 🙄 EA's will say whatever to whoever to keep them on side. I do agree they should be held accountable.

EA are the sellers rep. Therefore everything falls on them. They know what they are doing.....

I’ve just looked at Which reviews on range cookers. They score poorly when pitched against built in ovens and induction hobs. Far more expensive too. It’s a bit style over substance and an expensive choice. Plus, I wouldn’t want a second hand one. You could get two built in ovens and a fantastic hob and get £1000 saving over a range master. Plus much higher rated items.

As someone else said, the estate agent messed up, it should say 'with room for a range cooker.'

You can try your luck and ask for 2k off because they're not included it, if you like.

But you can also pick up a half decent range cooker for circa 500k.

Personally, I'd tell them 'no thanks, don't want to buy it.' They are NOT easy to move, they might end up leaving it anyway.

I have always had an induction hob and neff built in ovens. I have just swapped to a rangemaster. Not only does it look beautiful its also much more functional for a large family. I love it. We still have a separate neff for doing a quick pizza or freezer food stuff. Guess it depends what you are cooking.

I have Miele and they make brilliant ovens. Ditto plenty of other makes at less money. My combi microwave is a Neff. Build quality isn’t up to Miele. Eye level grilling and two decent single ovens is best for us. Not bending down all the time! I wouldn’t spend more money on an inferior rated range cooker that doesn’t cook a pizza well.

They were using it as a selling point, it's not much of a stretch to imagine it was included.

@TizerorFizz it does cook pizza well. In fact when it was my sons birthday i was able to put 8 in at the same time. Its just cheaper to use the neff combi for 1 as it uses less energy and we have it anyway for the microwave function. Suspect you spent more on your mieles than i did on a rangemaster. Grin. I have a handbuilt kitchen though- i don't like the look of modern ovens with that style

I too have a hand built kitchen but I greatly prefer the best appliances snd not bending down all the time. My Miele ovens were expensive but you can get some models for under £600.

I'd say "our offer for the house included the oven as described in the brochure" and leave it at that.

Our first house was including all the furniture and white goods because they were moving back to Sri Lanka. It was our first house so that value to us wasn't inconsiderable. Suddenly we.were faced with a list of contents excluding them. We changed it and attached the brochure which specifically said included and said our offer only stands if they are as described when we viewed and included.

We got them. Turned out they decided not to return to SL but buy a bigger place around the corner!

Say as it was included in the particulars you obviously assumed it was included. Ask if anything else on the particulars is not included.
Then offer less money for the house as it is not as described.

Yes you were wrong to assume. the brochure doesn’t mean anything. You can only rely on the contents form. We made our buyer pay for our white goods as they were all in excellent condition

Did your property description mention the white goods as features or not?

Maybe it's better to offer a thousand pound less on the asking price so they can take it away and you can replace it with a better option?

We bought a house several houses ago and assumed that the carpets would stay. They weren’t to our taste and weren’t in the best condition even though they said they were 12 months old. Seller tried to sell us the carpets, we said we didn’t want them and they left them in the end. this was circa 2000 and the carpets and walls were all terracotta. It was like being a womb until we painted the walls and got round to replacing the carpets.

Would you actually want the oven if you could choose? If not then reduce your offer, let them take it. They have to make good after they remove it.
