Rainham Area

Hello everyone,

I just would like to know about the Rainham Area.

Last year we lost the deal in November and property was in Upminster, since than situation has gone so tough and hardly any properties could find in good area according to our budget around £375. We liked so much Upminster area and now any where we go for viewing we feel it's big compromise for us. Recently we found a place in Rainham, we had looked around area we felt safe before we placed the offer. we started all process and lately I have heard that Rainham is not very nice area.

For me most important thing is safe environment as I have little daughter where she is going to grove up.

Please advice on this matter.

Rainham had a bad reputation for the 25 years I lived in the Southeast and Kent. I don't know about these days.

I used the above to check your road OP, and 1 in Cranham, which I'm guessing is where the house you liked in Upminster was. Interestingly, the Rainham postcode has a lower crime count.

Another thing I find useful to do when I do not know an area is putting the area name into Google, clicking the 'news' option, and seeing what news stories there are. If there is crime, you will read about it there

I grew up round there. Looks nicer than some parts of the Medway towns but it's fine downhill rapidly. The council tends to move rogue elements out of one town into others and inevitably it goes downhill too. It's also basically a massive housing estate next to another, worse housing estate.

I would avoid Medway entirely.

Thank you guys for sharing all information. Rainham is totally new area for me, I do not know any think about it, first time buyer as well as I am not that long in this country so it would be very helpful if I can receive clear information as much as possible.

If it's a concern to you as you're not from here, it's also a pretty diverse area, with lots of different colours and cultures.

Please confirm whether you mean Rainham in Havering (I assume you do since you previously mentioned Upminster) or Rainham in Kent.

Rainham (Havering) is cheaper than Upminster for a reason, but most of it is nice enough, I think. It does feel quite cut off from other places to me though. Let's face it, that's not a large budget for London suburbs.

Try Elm Park, that's where I'd choose for that kind of budget. Better connected (tube station), a well established high street, decent primary schools, close to Harrow Lodge Park and the new leisure centre and I've always thought it has a nice community feel.

I agree with the PP that Elm Park would be better than Rainham. Rainham hasn't had a great reputation and it would depend which part of Rainham too, this has been on the local news recently so be aware of it -

I assume with a budget of £375k you are looking at a flat? Do you want to give some more details and we can help? Also if you need transport Upminster, Hornchurch, Elm Park are all on the district line whereas Rainham you only have the overhead option.

Rainham is in Havering, I believe there is also a Rainham in Kent hence the confusion but I think we've established that you are talking about Havering.
