Bizarre layout

Just seen this property near me, being nosy, not interested in it.

It's ridiculously over priced at 600k, even with a working layout and has been reduced. The shower room is the only one, just a loo downstairs. How does this set up even work? Does the occupant of that bedroom need to vacate when someone's taking a shower/having a poo or do they just wait? Is there a lock on that door, meaning someone is imprisoned when the bathroom is in use? The mind boggles.

Just cannot imagine spending £££ on an extension and thinking "oh well, it's not perfect, but at least we get that 4th bedroom" 🤷

Someone may be along later, drawing lines all over the floorplan, to show a layout that works, but I can't see it. It's a 2 bed house basically, as 6' 6" x 6' is hardly a bedroom and the through toilet access, doesn't qualify either. What a mess!

They should've put the bathroom into bedroom 3 and had the shower room as part of bedroom 4, then they'd have 3 decent bedrooms and a reasonable bathroom.

Round here, teeny tiny box rooms are quite common and don't seem to put people off.

The bathroom issue is at least mentioned in the description. Cannot get over the price though, it's just a semi in a pretty average street and not "done" by any means. Either the vendor has ignored the EA's valuation or the EA is deluded.

Yeah that’s the only way I can see it working, unless bedroom 4 is a dressing room space rather than an actual bedroom, but it’s very odd.

Oooh I've found a pic of the bedroom/bathroom door and can confirm it locks! Not sure if this is a good or a bad thing 🤔

Without the fourth bedroom it’s the same layout as lots of 1930s semis. We used to have one, and with all the thoughts of extending we never came up with this. I just couldn’t imagine walking through the small bathroom to another bedroom and then potentially being trapped in there. What a bizarre set up.

Easy fix
You’d could just make a corridor in bedroom 2 but that would make bedroom 2 a single

best option is 1/2 shower room and make it into just a toilet then rest for access to bedroom 4
then you could carve a few foot off front bedroom to make a shower room

I can't imagine any family needing a 4 bed house being happy with a tiny toilet and separate shower upstairs. Christ, people are up in arms on here at the thought of even not having a bath! Even the small shower room that's currently there is barely adequate for a 4 bed imo.

What is even more odd is that there's space for a side extension. Plenty of other houses on the street have one, yet they've opted for a practically inaccessible room instead.

A side extension is going to cost a whole lot more to add though, so just because there’s space doesn’t make it an easy option

It would make more sense to have Bed4 as an extension of Bed2 - a snug or dressing room.

I can't even figure out how they got planning permission.

It’s not a 4 bedroom house. Put bathroom in bed 4. 3 beds is what it is and should be priced accordingly.

I meant when they added the pointless 1 at the back. It would have cost more obviously, but I doubt it would have been a significant enough increase to warrant choosing a useless one instead!

The kitchen seems to be the corridor for accessing most of downstairs?

Did they do this themselves, because I can’t imagine any builder wanting to cooperate.

Odd isn't it? The downstairs layout is also totally wrong. Who would have a galley kitchen corridor when there are better options?

I've seen this in historic cottages where obviously the bathroom has been squeezed in once indoor plumbing became a option but not as a conscious decision in a new extension.
This is 'designed' by an idiot

It looks like they have closed a door up into the living room.
