How quickly did you offer?

For all the property I've purchased, I offered either there and then after viewing or within a few hours.

Wondering if this is usual or if the normal is to take longer to decide?

I'm on the market at the moment, finding it surprising how many (at least 6) viewers have said they like it and they will put an offer in 'soon'.

Had another 2 viewings this morning, both couples stayed ages, asked lots of questions, asked to have another look in the rooms, tried blinds, flushed loos, said how great it is, asked about circumstances, solicitors etc and said they'd 'definitely be offering soon'.

It's at the point where I'm thinking 'no you won't, why say it?!'

How quickly did you offer on property you wanted to buy?

Viewed at 4pm and offered by lunch time the next day.

We put in an offer about a week after viewing. There were a lot of things we needed to think about and research, talk to tradesmen about rough quotes, going to builders' suppliers, etc for pricings. The seller rejected our first offer, and it was about another week before we put in a revised offer (again things to think about, finances to work through, etc).

Most recent purchase. Viewed, pulled up round the corner, rang and put in an offer. I've always known within seconds whether I want a house or not, and that instinct has never failed me.

I offer quickly- within 24 hours. But I know some people take longer to decide.

We had an offer on ours within 12 hours of it going on the market and getting the first viewing.
We had the estate agent phone us the day after we had viewed this house asking for feed back, we put an offer in.

for other houses it’s always been the day after, after sleeping on it. And we’ve had offers on ours the next day too.

Offered within 24 hrs. But the market was different, just before interest rate rises started, demand in our area was exceptionally high.

With higher interest rates and depending on demand in your area (and the property itself), speed of offering will have changed.

We went for a 2nd viewing a week later. Offered the next day. It’s a massive decision- be patient!

It's a strange market here, comparible houses are either taking months or going within a week.

I did reduce last month as looking for a swift sale; it's a very desirable area, and the house has a new bathroom, new flooring throughout etc. It's now priced £30k cheaper than next door which sold in December.

If it's not getting an offer yet, it's got to price, right? Thinking of reducing another £5k.

4 years ago so different market and cash buyers so no mortgage to think about viewed the house at 2.00 pm offer made by 2.30 paperwork to estate agents by 4pm and house ours and off the market, but we did live in the next street (renting) so knew the area and knew we liked living here and due to needing work the price was right with even spending money on it worth more than weve paid out we were lucky, we had looked at several other houses but walked out of each one saying no thats not our house

DH and I walked around the house and whilst in the garden made an offer there and then.

Viewed on the Friday, told the EA on the Monday morning that we were very interested but couldn't make a formal offer until we had an offer on the one we were selling. I think it was within a week that we had an offer and formally made ours. The offer on our old property was made within 15 mins of the viewing.

@Butterwicky that's a good point, though mine is a FTB sort of property and I think most viewers have been in rented.

Am I right I thinking FTB are probably the hardest hit in terms of the interest rates at the moment in respect of new mortgages? I did read an article saying the market is very cautious, and on other threads I've noticed a few people saying they're no longer actively looking and will wait.

Not sure whether to wait another couple of months or reduce again now...

I think the market is slowing down. If you're getting interest and fairly priced then you will sell eventually, but if you want a quick sale you probably do need to drop the price so it is the obvious choice, especially if there are lots of similar houses in your area vying for the same buyers.

Maybe give the potential buyers from today another week or 10 days. They may want a second viewing.
As you say, FTBs (and up-sizers) are very constrained by affordability pressures now, following very big rises in interest rates and increased costs of everything else without wages having kept up. They may want more time to try to ensure that the numbers add up. Also, as you say, many potential buyers are holding off because of uncertainty or because house prices are expected to fall further.
If you really want a quick sale and the current potential buyers don't offer, reducing the price would definitely help. Anything will sell for the right price.

I offered within half an hour of leaving, I felt under pressure though because the market was extremely fast moving. Generally I like to think about things and if I thought I could get away with waiting a couple of days I would.

Not to derail your thread OP but I’ve spent more time deciding on dinners for the week than I did deciding if this was the house for us. Biggest life purchase for most and least amount of time spent.

if your house is looking at a ftb market then yes the interest rates will significantly be affecting offers.

you could be extra brave and post a link or dm a link to a few posters if you want any other feedback?

We’ve always been looking for something specific that tended to come on the market very rarely (last time it needed to be an affordable big house with a drive in one of two inner city areas that are extremely sought after and expensive and where even many of the most expensive houses don’t have drives because the terrain is so steep), so have tended to offer asap, generally within an hour of first viewing.

We'd seen quite a few before we saw this house, so we'd been looking for while. We were living in a van at the time, so I was a bit desperate. We offered the day after we saw it, but we had had plenty of time to hone what we were looking for. Which, incidentally wasn't this!

Seems very usual for quick offers, nice to know I'm not in the minority!

Just strange how many viewers are saying they'll offer but don't. I understand saying 'lovely house' even if they hate it, being polite, but to say you're definitely offering is different.

One viewer was at the house an hour talking and looking, and asked a dozen questions afterwards about broadband speed, neighbours, etc and he said it was ideal and he'd love to live here, he'd had a large inheritance so was chain free, then just never heard from him!

Another said they'd be putting an offer in 'at the end of week' - I never heard back.

Another viewed three times! She said she was really excited to offer and hoped the conveyancing went smoothly- again, then nothing.

I get it's very human to be polite etc but saying you're definitely offering and then not seems unusual!
