Leave the bath in or take it out? Resale value?

Our 'family' bathroom is 6'10" x 5'7" 4 beds plus en-suite and a cloakroom downstairs.

I want to change it, only I use the bathroom, dh uses the en-suite (no kids living here)

We want to sell at some point in the future so do I leave it and work with what I have or shall I take out the bath and make it a really nice wet room?

Or take out the bath and put in a nice walk in shower instead of a wet room.

How far into the future do you want to move? No bath put me off as a buyer, and when we were buying we didn't have the cash or appetite to do work to the house so the house would have to be very special for me to consider buying without a bath.

That said it's your house of course and you can't just do what future buyers (may) want, but it could potentially limit your buyer pool slightly.

Unless you have another bath, then I wouldn't take out the only bath. I would never buy a house without one.

I wouldn’t get a wet room, I think they are awful. A large shower cubicle would be better in my view.

I’ve just recommended my parents do this as a bath just isn’t practical for them as they get older.

As long as you don’t make the space smaller so someone can revert to a bath later I don’t see the issue.

I'd not buy a house without a bath. DH only takes showers, but I like the occasional bath. Also anyone with kids will want a bath.

I’d happily buy a house without a bath if I liked the house, I’d be less likely to buy one if there was no space for one.

No bath would definitely put me off. I dislike showering. And I really dislike wet rooms which always feel clammy.

I think for a family home you should have a bath otherwise it puts off buyers with young DC.

I also hate wet rooms!

We recently removed our bath and replaced it with a large offset shower cubicle. Decided it was what suited us and if we were to sell in the future we'd explain the plumbing is all still there if they wanted to put a bath back in.

I took ours out and put in a large walk in shower. However we're expecting to be here for 10+ years. If it was a short term home I'd have left the bath insitu.

I’m sure you know all this but ….

Families with smaller kids like a bath.

I like a bath every now and again especially in winter. Eases the joints.

Stressed mothers like a bath with candles and wine sometimes. It’s a treat to stretch out & relaaaax in a bath.

Wet rooms are just plain awful.

Id never buy a house without a bath.
Keep the bath!

No bath would put me off also. Especially in a family house (which a 4 bed is) as where do you bath the kids when they are teeny?

We have a wet room as our en-suite. It looks fabulous - really really amazing. But it is actually a bit of a pain. Because having had your fabulous shower in your fabulous wet room (and it is rather fabulous) you then have to deal with the water and squeegee everything.

It’s not too much of a problem in the summer - where you just do a speedy “swoosh” down the drain of the worst of it and open the window. In the winter you have to swipe all the walls and the floor to try and make sure you don’t end up with mould.

And that rather ruins the loveliness of it.

So we'll keep the bath! I bloody hate that bathroom. No storage space, I want to make it feel more relaxing and sanctuary like. I never use the bath but completely understand lots of people do and especially families. We're looking to sell in around 4/5 years.

Keep the bath, not having one will put people off, esp if they have young kids

We don't have a bath for a particular reason but when we had the walk in shower installed the fitters made as few changes as possible so that a bath could be put back if necessary. The plumber said it could all be done in a day.

Take out the bath but leave the plumbing so that it's easy to reinstate one. We've done that before.

We’re getting rid of our bath but we have no intention of ever selling. Putting in a massive shower instead. I can’t even remember the last time either of us had a bath. I want a bathroom that we like using.

I won't even look at a house if there's no bath. No young kids n9w but I do need to soak pain away, especially after gardening.

what's in the en suite?

If you've already got a walk in shower , you don't need 2 in a household of 2 .

Some people really enjoy a long soak' and some families with babies/young kids want a bath to bath them in. So removing it may limit your future market.

I was planning on removing my bathtub and installing a walk-in shower. My builder suggested no bathtub could put people off so I have a good quality shower over the tub instead. The immersion heater has gone so I've got good storage where that used to be. 🌹

We're about to take out the bath in our family bathroom for an offset walk in shower.
No bath in our en-suite, but as a household of 2 adults and 2 teenagers who haven't had a bath in about 6 or 7 years and no intention of selling any time soon, we decided to just get what suited us.
We also have parents who visit and it will be much easier for them to be able to use a shower in the family bathroom than to clamber over a bath for a shower (they use our en-suite now as it's easier for them which is fine, but...)
5 years is still a relatively long time I'd say, but then it wouldn't put me off buying a house if it didn't have a bath, which it appears it would for most people who've replied on the thread.
