Leave the bath in or take it out? Resale value?

Our 'family' bathroom is 6'10" x 5'7" 4 beds plus en-suite and a cloakroom downstairs.

I want to change it, only I use the bathroom, dh uses the en-suite (no kids living here)

We want to sell at some point in the future so do I leave it and work with what I have or shall I take out the bath and make it a really nice wet room?

We were going to take our bath out and put a large shower cubicle in the space with the same footprint but we've decided against. I like a soak every now and then, especially after dance class or to relax when DH is watching the footie when I take myself off with Alexa, my book and a glass of wine.

The builder who we know, and the estate agents across the road to us also all said that in their experience most people would prefer to have a bath in situ.

Depends on how soon you might want to sell.

I never have a bath and do not want to compromise on a nice shower for the sake of some theoretical buyer in 6 or 7 years time.

In a 4 bed house it is likely that a buyer would prefer a bath. Some will see putting a bath back as a minor project and expense (it could be) , some will be put off.

If you will be staying a while I would go for what suits you best now. It’s your home.

Wet rooms are hideous.
4 bed house needs a bath. Id not even look at a house without one.

I won't buy a house without a bath. I also won't buy a house with a modern style ugly trough bath and a square toilet, unless it could be changed easily to a proper one. Not keen on wet rooms either but one bath and one really good shower would be good as a minimum, not in the same room.

I would proceed with installing a shower as it will be you living in the house for the next few years and you want a shower.

If / when you come to sell you could either highlight the bath potential for the buyers or if its really a deal breaker get a bath installed as part of the general preparation for sale tidy up - if they keep the pipes etc in place a new bath will only be a days work and cost less than a £1000.

Its your house, live in it; dont wory about what some theorectial future owner might or might not want!
