supposing everything is great.....how fast does this house thing take?

i have a couple of questions.

i have put offer in on house ...like 5 mins ago.

my dead mothers house has had an offer on - and the person who offered will get told todaythat i have accepted.

the auction company take 28days..

how long does normal estate agent run thing take?

will it be a bit longer?

vendors are suited and desperate to move out asap

i would like it to be a little longer as i have to give a months notice on where we rent.

mmmmm I have differnt experiances tbh. We have bought three times and first time it took 4 months due to a key worker in the chain.

2nd time it took 3 weeks (we moved into a new house) and really small chain.

Last time it took 10 weeks from start to moving in.

Just make sure you find a solicitor or conveyensor that you are confortable with and that has good recomendations.

It will be about 12 weeks but depends on teh sellers situation have they got somewhere?If they are in a chain you have to consider that too.But if its empty and yuo are first time buyer could be 6 weeks Good luck!

I would say 12 weeks is a good bench mark. Even with no chain on either side we've found this to be about the time scale with our last two house sales.

i have just phoned to ask the sellers position

they were due to exchange contracts on a vacant property withno chain.

someone pissed them about on their house and its back on the market.

so there seems like no chain

how long?

custy - you do realise that you can state what completion date you require?

We bought a house with a 6 month time delay because it fitted in with our relocation. Our buyers were FTB who were prepared to continue renting and wait for us to be ready to move.

iota i didn't realise that. thank you, at what stage do i do that? is that through the solicitor?

justjules - i am sorry i am garblng away and making no sense. - i guess you are right. they were due to exchange on the house that they were going to buy - but that house might v. well be back on the market now and things could get complicated.

yes talk to your solicitor.
The completion date will have to be negotiated and agreed as something that suits everyone in the chain, but 3 months is a reasonable target for everyone to work to IMHO

I once got stuck in a chain and had to move out and live with my mother for 2 months so that I didn't lose my buyer.

Took us 4 months from having all offers accepted both times we have bought/sold..and both times only 3 houses involved in chain.
Ask for a month between exchange and completion - this gives you a little bit of protection in that you can give notice on your rental property once everyone in the chain has exchanged (and therefore all the legalities should have been sorted out). That gives you no overlap with rent and mortgage and a month to pack, and arrange moving vans etc.

Custy if you only need to give a month's notice on your current home, I am pretty sure that you will be able to agree a completion date to fit in with that.

I got the impression that you were concerned that you might have to complete in a shorter time and not be able to give a month's notice.

god this is more complicatd than i thought

so i should ask the estate agent if the other buyers have had their contracts recalled by the solicitors?

and the estate agents will tell me?...wont they just lie?

is there anything else that i should know?

a month between exchange and completion sounds good.

i am sure i will still be here this time next year asking the same questions. and you will all be sick of me and say " ffs just buy a fucking house you nob"

To clarify : custy buying house A, house A owners buying House B (vacant).

(Ignoring all complications with dropped out buyers of House A making a come-back bid)

I would say that you have a strong position to request a month between exchange and completion since chain is so small.

yes iota - i have to wait fr dead mothers house money to come through from auction place - thts 28 days. and then there is also the notice on this house- a month.

tbh- the rent is only £400pm its not that crucial - dead mothers house money is crucial though. so deffo need a month.

need a month to empty this house.

you will be fine

your position is that you are the first-time buyer, so no chain after you. The money will come though from your mother's house in a few weeks. Then you will be ready to proceed at any time, subject to giving a month's notice on your current home.

You just need the others to get their act together

please can you tell me waht compulsory insurances the mortgage company make you have and what is the monthly addition (ish) on top or mortgage?

Jules the questions you are telling me to ask are fab

have just asked and they said that the documents have been sent back and that they are keen to move asap

the woman is 2 days overdue with pregnancy

building and contents insurance - with anyone - whas that monhyl? £60? ish

we are covered - re having enough money to re-pay mortgage should we die becuase we get 3x salary through work - and that would pay it.

maybe i should look into critical illness

but TBH if one of u becomes ill the mortgage is do-able fairly easily on one wage.

in fact as it stands i am looking to pay it off ( if this whole thing comes to fruition)within 15 years......

if i have my calculatons right withreagrds to any inurances and extra monthly costs associated with having a mortgage.

so just home & cntents?

or i here something else?
