if all goes well (due to exchange in the next week), main job is to work on the land as it is 8 acres and a third is covered in gorse which needs removing and reseeding to make more paddocks. Rest of the paddocks need TLC.

Actual house; repainting throughout, front garden needs half the patio removing and laid to lawn and rear garden needs major landscaping.

Redecorate bedroom, get cupboards fitted in dining room, get roof fixed, change front door and paint porch.

Redecorate our bedroom, put in a pond and get the porch door replaced so we can actually use it! Lift and reset some slabs and if I can do a bit of repointing for some of the walls and slabs that make up the raised beds. I've never done it before but DH has in a few places and has made a total mess, so I can't be any worse.

Loads of stuff we'd like to do but I think this is what will happen given time and money.

Mainly decorating. I also need to finish tiling the kitchen.

But our big job will be the garden. Needs a massive overhaul. Had wanted to get someone in to do it all but one quote came back at over £20,000 so we thought best do it ourselves!

Boarding and insulating loft, possibly using the foil stuff on the roof too as our house roasts or freezes.

Getting the bay window barrel replaced as the shingles are terrible and insulate at the same time (for the same reason) thinking white uPVC cladding instead of shingles so it bounces light back. We are on a hill so the sun beats in. I'm having terrible time getting a builder though.

We just finished the last bit after a year of renovations. I'd love to replace the uPVC windows with wood or composite sash but it will cost £10k or so and I don't have it. They don't look too bad as they are (my daughter thinks I'm obsessed with windows).
Need to put gravel down in the front garden, replace a few plants out back that didn't survive the deep frost/snow we had (just planted last year so some were not established enough). That's it!

Get a final 2 windows double glazed, and a new composite front door. Then paint the outside of the house - from dirty magnolia to white.
Then a LOT of work on the garden - painting our decking, fencing and retaining walls; digging over beds and adding lots of compost and manure to get them healthy; and shifting some big plants around.

We are mid renovations at the moment, so finish that, and then I think we’ll have no money left! I’d love to sort our garden out but I’m not a great gardener and so it’s more likely to just be a tidy up job.

My biggest goal for my house this year is to love it and use it, our renovations have all been geared towards improving our useable living space and making it fit for our family and get the most out of it. So all decisions being geared towards that.

Garden - level, lay turf, sort out the planting round the edge
Conservatory- change wall heaters, box in piping, add a couple of plug sockets
Clear out large shed and disassemble it so we can have a bigger patio
Couple of bigger projects but they'll likely be 2024 (driveway and porch)

The list is long because we only moved in recently (and it's a listed building which complicates matters...)

  • Get stupid broken bathroom window fixed. (A big chunk of the frame is just... not there. Currently have a large piece of foam stuffed in the hole.)
  • Fit an internal door in a place where there just randomly isn't one.
  • Secondary glazing to everywhere that doesn't have it.
  • Clean ALL the carpets.
  • Get the front door sorted so it opens and closes properly.
  • Also really tempted to work towards getting a new bathroom. It would be a bit of a stretch financially, but there are so many things in the bathroom that need sorting out (dodgy taps, toilet flush, rusty light fittings, the list goes on) that it seems silly to do them all and still be left with a bathroom suite I don't like.

New carpet in the living room, decorate my bedroom, and then hopefully put it on the market. I know it would be easier to just clean the carpet, but it’s wearing out, the underlay has disintegrated beneath it, and it’s otherwise a beautiful newly decorated room so let’s the side down a bit. I inherited a wreck so moved in and have very slowly renovated, and now want to downside to something smaller but with a slightly bigger garden.

In order of how likely things are to happen

  • Solar panels (council advertised group buying scheme, was meant to be completed by Oct 2022 but demand was far higher than anticipated).
  • finish decorating bedrooms (spare room done during covid, ds1 room done last autumn, ds2 room in progress atm, so just my room to go).
  • finish painting windowsills (am changing from stained wood to white, they all need a final gloss coat - but it's been several months now).
  • paint new (Jan 2023) internal doors between kitchen & conservatory.
  • repaint kitchen & utility walls burst pipe damage (Dec 2022).
  • recarpet upstairs when decorating done (I messaged my mobile carpet guy yesterday).
  • redecorate hall, stairs & landing (will need to pay someone to do that).- refit main bathroom & ensuite.- redecorate dining room.

Outside

  • repair garage (insurance job - someone's car ran into it).
  • rat proof hen enclosure by laying slabs or concrete.
  • refresh gravel driveway.
  • paint back garden fences.
  • sort front paths & new patio area.

Unlikely to actually happen but on my mind

  • revamp back garden.
  • replace sagging back patio.
  • replace porch canopy and new lighting.

This has been quite useful, I've got a ticklist on my phone and have been through it and remembered how much I have achieved over the last 4 years (new kitchen & utility, fitting old units into back of garage for storage, new windows, ongoing total revamp of the front garden area, new fencing, decorating, painting all internal doors, outside lighting, relocating shed, digging out & planting along new fence).

Hopefully sliding glass doors from our dining room to the garden. The really thin framed ones. I’m also waiting for DH to renovate our bathroom and replace the leaky shower with a sealed unit version.

Renovation project so lots to be done if we have the time and money.

Main job is DD bedroom - horror show of a room with falling down coving, soaking wet lime plaster on the chimney breast, wet spots on all the walls to investigate, mould etc etc. Starting on it as soon as the plumber has been to sort out a bit of work we daren't do ourselves. It's a big room and will take us months.

By doing DD room we can then decorate her old room for the baby to go into, which frees up our room to redecorate fully and the small hallway between them.

Need to re-wire downstairs (have already done upstairs).

New gates and railings to stop our neighbour trespassing. Lay a patio and path, then some steps up to the pond.

Finish the kitchen that we started in 2021 🫢 and change some newer internal doors, revamp the antique ones.

Would love a decent front door but I don't think we can afford it this year. Can't wait for the day I'm not embarrassed to open my front door to people (my hallway is shockingly bad).

We moved here last month it’s a newer house than we e had before and cosmetically decorated to a good standard.
we want to replace the carpets in the stairs, landing and master bedroom (the other 3 bedrooms have new carpets) as they’re a pale cream colour and I’ve noticed a few stains - might try rug doctor but ultimately we will probably need to replace

we need to sort our spare bedroom which is going to be used as an office

we are planning on replacing the kitchen - the one we have is completely fine but space could be better planned out

replace ancient boiler - big job as we are mid terrace and new inspection rules means we need to relocate it or install inspection hatches in the ceiling

Just organised a decorator to paint the kitchen diner, conservatory, and garage door. She’s not available until June! But that’s ok, she’s great so I’m happy to wait.

Next I need a quote for new carpet on stairs, landing, and two bedrooms.

We've been doing some major hond improvements over the last fe as years since we decided we will now never move. But there are still s few things I'd like to do. This year:

Build a bike shed to get them out of the garden store - now the kids are bigger than me all 4 bikes take up so much space.

Build a pantry (involves knocking down a wall so not looking forward to that mess!)

Paint refresh. We have the same shade everywhere so it's pretty easy, just boring and time consuming.
