How long did your house take to sell?

Listed mine for sale a few days before Xmas. We’ve had circa 50 viewings and 5 offers. 2 we have accepted before they’ve been withdrawn (one because they thought we were going to redecorate the house for them before they moved in, the other we have no idea why).
We’ve had an offer accepted on a house we want but need to sell for a certain amount in order to get it.

Please reassure me that this is normal? How long did yours take to sell?

1986: 24 hours
1992: 48 hours
2015: before it hit the market

3 days for one (Feb 2018), 8 days for another (Dec 2021).
First one sold to first viewing over asking price, two people saw it in total. Second sold to the first people that viewed but they made 2 offers (final was asking price) and 3 people saw it in total.

We were lucky I think. Between the two made £180k profit and hadn’t even lifted a paintbrush.

Oh and the second one was a discreet listing so no photos online and limited listing.

An estate agent today told me the market is slow now and people are taking time to make offers.. he said average is 6-8 weeks so don’t panic

We sold in 2020 and it took four weeks but we'd had a few offers along the way before we got what we wanted.

Our current neighbours have been up four weeks and nothing yet.

This was the first week the market opened after Covid and my house was the only one for sale and a lovely home within quite a large area.
Didn't sell as couldn't find anything we liked to move to due to shortages of properties

We went on the market end of June last year, got an offer beginning of September. We weren't impressed with our estate agents though, they were ineffective and lazy.

The last time (in 2015) it took 5 months. This time, we've been on the market since last November. Hardly any viewings and no offers. Market is extremely slow here. We are trying to downsize but haven't viewed anything yet. We'll probably reduce the price next week.

Last time I sold (2021) it took 4 months to get an offer. Lowered the price and got two offers almost straight away.

I got 3 offers after 10 viewings on the first day back in October. However I’m on the waiting to exchange thread as the sale has not yet gone through!
I also sold a flat in London last year. 3 months and 2 big price reductions to get an offer. I was badly advised by the agents who put it on too high in the beginning despite my reservations.

I think people will be cautious at the moment due to the wider economy. Might take a while but that’s barely a month.

Wait, there are actually people like this in real life?! I thought MN posters who insist they wouldn't buy a house that isn't decorated entirely to their taste were just trolls!

Thanks for all the reassurance. I think the market is very slow here too. Hardly anything coming on sale. I don’t think it’s the price as it’s a 4 bed and priced as a 3 bed for a quick sale. Houses much smaller than ours on for higher nearby, but looking at Zoopla it seems as though most people are struggling to sell around here at the moment.

I've poured over all the listings for a 3 bed semi type house within a mile radius of my house, all were sold within 2 months so things are still moving - there's nothing listed older than December. However, anything painted entirely grey and white (possibly with a little silver diamanté thrown in for good measure) and containing only furniture and a bunch of flowers (so no actual belongings whatsoever) flies off Rightmove. So yes, I'd say that there are lots of people who want the house to be entirely decorated to their grey and white taste and in mint condition before they put an offer in!!

5 hours 🤯 but that was in 2021 when houses were going fast and I was in a street that was great for a commute into a city so the first people who saw it made an offer and we accepted. Things are slowing down massively now, but that’s normal. It was too fast before !

@99percentchocolate you're probably better asking the question and limiting it to the market in the last 4 months post rate rises otherwise most of the answers will be irrelevant…

6 months. We did drop the price slightly but then got asking price. Stressful time

We went on just before Christmas, and sold just this weekend. I didn’t feel like that was a long time given the time of year.
