How long did your house take to sell?

Listed mine for sale a few days before Xmas. We’ve had circa 50 viewings and 5 offers. 2 we have accepted before they’ve been withdrawn (one because they thought we were going to redecorate the house for them before they moved in, the other we have no idea why).
We’ve had an offer accepted on a house we want but need to sell for a certain amount in order to get it.

Please reassure me that this is normal? How long did yours take to sell?

6 weeks in the middle of 2022.

Feb 2022, before it was even listed. We had 15 viewers the day it went on the market as the estate agent clearly had a lots of people looking for a 3 bed detached.

If priced right, properties are still selling. More difficult if you’re still caught up in covid time pricing.

2005 - 3 days
2015 - 4 weeks
2022 - 24 hours

2005 - sold for asking price to 2nd viewer

2015 - lots of viewings but 2 neighbours with end of terrace houses were on the market at the same time

2022 - 9 viewings and 4 offers on the first day

We have had a house on the market since before Xmas and not one single viewing… estate agent said the market has slowed down..

I agree with the poster who said that you need to ask people who have sold in the past couple of months for feedback.

Someone saying that their house sold within a few hours of going on the market 5 years ago is completely irrelevant to the current market...

Yes this year is slower due to inflation and people cautiously waiting to see what the markets do

Listed on 21st November 2022 and accepted an offer on 12th January 2023. It was £10,000 below our asking price of £300,000. We probably could have held out for a bit more when viewings picked up but we wanted to get moving and thought it was a fair offer in the climate.

My house was listed at the beginning of January, had a dozen or so viewings, no offers yet. My EA is saying the market is very cautious at the moment.

I think I've had a lot of time wasters too, one couple even admitted they view almost as a hobby and just wanted to see my refurbished bathroom for ideas!! So selfish. They told the EA they were cash buyers.

We listed at the end of Jan and accepted an offer yesterday at just just over a week later.

Depends on the price point and area really. For us 2016, 2 weeks. 1 offer which we accepted immediately.
2021, offer within a day, kept it on for a few weeks and got 3 offers, 2 well over asking.
the house we bought had been up for 3 months when we offered - it was a lot of money and requires work so a much more limited market for it.

3 days back in summer of 2021 when the market was absolutely mental. It's a completely different story round here now, for sale signs have been up for months on reasonably priced homes.

I’ve noticed the usually frenzied market around us seems really slow at the moment. Houses that would previously have been snapped up in a day or 2 are sitting on the market for months. I’ve seen some lovely houses (on Rightmove, haven’t actually viewed them) but not sure there’s any point in putting our house on the market as I don’t think it would sell and we’d be stuck trying to keep it in show home condition. So different to the market when we last bought and sold.

We moved two years ago, put property on the market mid Aug, sold beginning of October, moved in early Feb.

We've been on the market 8 weeks, only had three viewings and no offers. Reduced the price by 15%, still no luck. Estate Agent can't understand why we aren't getting viewings. Told us that the market is "price sensitive" and suggested the !5% price reduction to attract interest. Considering we went on the market at the lower end of their valuation.

We reduced our price but still no interest. Next door put theirs up a few weeks ago and have an offer. It's a smaller house so different price bracket - stuff in our price bracket doesn't seem to be selling round here. We can only reduce so much or we can't afford an onward purchase! Could do with selling this year but not looking good so far..
