Buyers/Sellers Exchange waiting room

spidershavetoomanyknees · 31/01/2023 08:57

Currently waiting for exchange, stuck in a never-ending loop of "there's been a couple more enquiries higher up the chain" and "we're nearly there now". Wondering if there's anyone else who would like to join me here in the waiting room of doom to vent into the void.

Next train for Exchange (line terminates at Completion) is currently delayed and they'd like to apologise for the delay.

@BungalowBuyer I wouldn't worry about the curtains too much, ours were included in the f and f but the dog chewed a hole through them whilst I was put one day. I replaced them with some white old ones just so they could move in with no one seeing inside, and they didn't say a word. Unless they are properly fitted bay ones for example then I would imagine that they want to choose their own.

I have also started packing. Please do not underestimate how long it takes to do the kitchen and clean it! This is the voice of many hours hard labour today 😬😉

Agreed! An hour before we left I was still chucking stuff into a box and scrubbing the kitchen floor!

How long is it usually from exchange to completion? Does anyone's know. Thank you

Ours was two days. Was meant to have been a week minimum!

I can't see them making a fuss about different curtains. They need cleaning anyway so it'll be useful to swap them so I can have these cleaned before we move. They aren't a great fit anyway.

@Messyhair321 you're absolutely right, @Twiglets1 it's been an incredibly long and frustrating process.

We ended up agreeing to 10k off, which we all suspected was what they wanted but we're trying their luck with 20k. Seeing as they suggested a two week exchange and completion, we have held them to that. Let's see if it all follows through...

waiting with bated breath! fingers toes & eyes crossed for you!

TFMinx · 28/05/2023 19:34

Thank you @Messyhair321 I'm adamant that if we haven't completed within the timeframe then it's going back on the market. They haven't done anything so far to suggest that they'll stick to their word though...

Well I hope they can do that you're paying through the nose £10k is a lot of money it's the least they can do.

We're hoping that things sail through but in all honesty we're suspicious that our buyers will try it on. They had a survey 2 weeks ago & nothing yet has been said about it, but we have decided not to come down & if it means we lose our onward purchase so be it.
Difficult time to sell isn't it?

TFMinx · 30/05/2023 08:03

Good luck to you @Messyhair321 it's such a turbulent time.

Good luck @Messyhair321 ! It is such a horrible process - hopefully it all goes through for you soon without any more drama!

BungalowBuyer · 30/05/2023 16:50

We're still waiting for my buyer's solicitor to receive the local authority searches, my buyer sounds as frustrated as me, we both want to move as soon as possible.

The sales progressor thinks I'd have heard by now if there were any issues with my responses to the initial enquiries so this is hopefully the last hurdle.

Wednesdayonline · 30/05/2023 20:10

Still waiting for enquiry responses... 4 weeks since they were made...

Bloody hell, I replied within 30 minutes to mine.

78thcat · 30/05/2023 20:50

Joining the waiting room if that's ok.
I'm due to receive searches tomorrow and survey has been booked for next week. It's all looking good so far and has been a fairly easy and calm process.

Vendor is buying probate which might take ages so has offered to move in with family to break the chain which is a relief. I'm worried about my mortgage offer being pulled due to interest rate rises. Does anyone know if this can happen? My offer expires in October.

I know :( seems they are delaying on purpose. Might have to start throwing out ultimatums as we can't just keep waiting!

LindyMoe · 31/05/2023 19:51

New to the thread and feel strangely comfortable reading the recent posts about my fears, ha!

We're waiting for a completion date, but my buyers have done their survey late and we're waiting on results.
Terrified something horrible will come up and they'll pull out.

On their second viewing they came with their builder and negotiated a lower price based on some issues we knew about. But now we're worried there's more and we can't budge on price anymore, we won't afford the house we're buying.

So yeah, just waiting and dreading that phone call that they're pulling out and it all falls through.

😟

LindyMoe · 31/05/2023 19:52

Did not know they could pull the offer?!

They can't pull your offer once it's in place unless there are extremely mitigating circumstances eg I suppose if it was with your bank and your income changed drastically they could question it? I wouldn't worry though

ClingingOnNow · 31/05/2023 20:44

We've already exchanged but I have total fear about the bank pulling the mortgage just before completion (which I never knew was possible but apparently is and it's totally legal). Very unusual I think but I've completely fixated on it.

Very, very, very unusual.
so unusual that it’s almost unheard of.

I really would try your best to not worry about it. Chances of it happening are absolutely tiny.

It's natural to feel anxious at that stage. I spent the last 2 weeks feeling like our buyers were going to try to reduce the price because they had a survey (no reason to think this at all).
Then had a call today from the agent & the buyers have said that nothing remarkable on the survey.
All that worry for nothing!!
The bank want your money so don't worry they will not want to pull it

Messyhair321 · 31/05/2023 21:44

@LindyMoe I spent the last few weeks worrying about the same thing & decided that if the buyers try to reduce we would have to walk away. It made the waiting a lot easier. However today we heard there were no issues!!

Summerchild1 · 31/05/2023 22:42

I’d like to take up a chair in the waiting room if that’s ok.

we are FTB and had our offer accepted mid March. Just over 2 months in and our solicitor is driving me mad. We have a portal that never updated, constantly having to chase for updates with little to no response. I wanted to be in by the end of June but I have a bad feeling that won’t happen.

good luck to you all waiting to exchange 🙂

BungalowBuyer · 02/06/2023 11:30

How many of us are hoping for a Friday update?

thoughtsofmoog3 · 02/06/2023 13:55

@BungalowBuyer I am! I am waiting for exchange dates and I am pretty certain my solicitor has everything necessary to go now - I've emailed twice this week, but am suffering from a very British form of politeness where I don't want to be of any bother 🙄

Same here, I've chased already this week and don't feel I can be any more of a nuisance.

I'm waiting to hear my buyers solicitor has the local searches final and whether there are any more enquiries or can we get on with setting dates so I can book the movers, cattery etc.
