Buyers/Sellers Exchange waiting room

Currently waiting for exchange, stuck in a never-ending loop of "there's been a couple more enquiries higher up the chain" and "we're nearly there now". Wondering if there's anyone else who would like to join me here in the waiting room of doom to vent into the void.

Next train for Exchange (line terminates at Completion) is currently delayed and they'd like to apologise for the delay.

My buyer backed down (of course they have time to come back) when I asked whether the surveyors valuation of the house in its current condition was comparable with the agreed sale price or not. I also sent evidence of work I've already had done which I think they found reassuring.

I had already reduced the price and accepted an offer that was slightly lower from them (had another offer on the table) as FTBs so wasn't keen to reduce again.

Good luck - hopefully you manage to jump through these last few hurdles really soon! We are hoping to exchange today but trying not to get my hopes up given this whole process has been a complete and utter s**t show!

Thank you. Didn't think we were going to get there but thankfully despite a few last minute hiccups we finally did. Completion at the end of June! Can't wait!!!

Then update from EA our buyers buyer (3 in chain) has now requested a survey ! So it’s going to drag on even longer . Have no idea why they have waited until now to do it . Just hoping and praying that nothing comes up to make them pull out.
The house we are buying is the reason we put ours up for sale - we saw it and then got ours on the market. It took 3 months for ours to sell , which was the longest three months ever expecting a phone call any day to say our dream house had sold .
Now we are so close and this .
Just trying to stay positive and hope it all still goes ahead.
Such an awful stressful process - never again!

Fingers crossed the survey is fine and you get on with exchanging.

I'm thankful we're moving to a bungalow and hopefully won't do this again, we sold DPs house as well, literally completed on his sale and put my house on the market, so I'm very frustrated with the whole process at this point.

We've decided to settle on £150k for my dad's house, however we've also stipulated that if they don't follow through with a two week completion then it's going back on the market. Mnetters, give me the strength to get through the next two weeks! 🙏

(We are selling to a cash buyer, so no mortgage and survey is done)

It varies. You can have simultaneous exchange & completion on the same day. More common to have 2-4 weeks between exchange & completion ( or longer if that suits both parties).

@TFMinx how much did you reduce by in the end? They wanted a further£20k off didn't they?

@Messyhair321 you're absolutely right, @Twiglets1 it's been an incredibly long and frustrating process.

We ended up agreeing to 10k off, which we all suspected was what they wanted but we're trying their luck with 20k. Seeing as they suggested a two week exchange and completion, we have held them to that. Let's see if it all follows through...

I can imagine us ending up with a short time between exchange and completion so I've started packing.

My buyer needs to give their landlord a months notice on a set day, but wants to have a crossover, so wants to complete around two weeks into their notice.

They've got four weeks now until they can next give notice, and their solicitor isn't moving very quickly. I can see it all getting into a rush to exchange a few days before they have to give notice and then wanting us out in two weeks.

I have also started packing. Please do not underestimate how long it takes to do the kitchen and clean it! This is the voice of many hours hard labour today 😬😉

I've booked a few days leave to give me two four day weekend to crack on, thankfully we've already emptied the loft.

Does anyone think it'll be a problem if I change my mind and take the lounge curtains? Do I just tell my conveyancer?

@BungalowBuyer If you have included them on the fixtures and fittings form, then yes, you need to let conveyancer know, because that form will no longer be accurate and buyer will need to agree (I can't imagine they bought your property purely on the basis of your lounge curtains, so unlikely to be a insurmountable problem).
You could always just pick up some from a charity shop/gumtree/facebook and pop them up instead.

It’s funny that I’ve only just seen this - we put our offer in in October half term! Have just exchanged o Friday with completion for Wednesday next week - it’s now panic stations in our house trying to get ready!! I could really have done with this thread the last few weeks (although would have been worded our seller was on here lol!)
