Safe family friendly commuter town within 30 min train from London (first time buyers, £450K budget)

Not in the process of buying yet but hopefully close enough and we are starting to consider a few options. We have a relatively limited budget of £450K (hoping that prices will also decrease in the upcoming months) and we’d be looking for either a decent sized 2 bed or a 3 bed house. We live in zone 5 in a lovely place and are aware of the fact that we’d have to compromise on location but there are a few main things we need to consider:

  • we both work in London so need somewhere with an easy commute and fast enough (we don’t have family supporting with drop off, pick up etc so we need to be able to be in and out fast); I am in central London, DH in West London
  • Have a DD who is a toddler and we want to settle somehwere safe and with good state schools, both primary and secondary

In our list of options there are a few places, each with their pros and cons and honestly, feeling a bit stuck as we either go live in a decent area but in a shoebox house or in a nicer house but in a less nice area or somewhere more remote, none of these ideal (when I say less nice I also mean potentially less safe).
Do you have recommendations based on where you live?
So far we have:
Weybridge/Walton on T (fav choice but too expensive, can barely afford a 2 bed house)
Guildford (would need to be very close to the station as commute would take longer and issues with schools pick ups etc… properties also quite pricey and not sure it’s worth the longer and more expensive commute for what we’d get)
Woking (was keen but I keep reading how there is some crime in the town at night, with armes police etc and a few dodgy areas. I want my DD to grow in a safe place, especially in the teenage years and I am a bit concerned with what I read - never been though so will check it out)
Tonbridge/Sevenoaks (good train links, for me especially, but am a bit put off by the grammar schools system and I don’t want our house buying decision to penalise DD in years to come)
Maidenhead (expensive, especially properties near the station)

Where else to look?…

@Crikeyalmighty , Maidenhead isn't a shopping destination, certainly, but it has M&S and Waitrose. It's even got a Lidl. For decent shops, I go to London, but Reading is OK and Windsor not bad. Neither Maidenhead or Windsor compare to Bath for shops.
I've lived somewhere noisier than Windsor but the worst was living by a ring-road. Emergency Services sirens would wake me up,

There are worse places , I don't disagree. I think I would personally rather pick caversham or a nice bit of Reading if I was the OP and going in that direction - I would pick Marlow to be honest but out of budget and not a great commute

I don't think you'll find much in the Surrey towns you named, especially Guildford, with that budget I'm afraid.

have you looked at Epsom and Ewell?

there are some places around within your budget and it’s zone 6 so bot too horrendous for commuting costs

To those suggesting Reading - that's way too far and would be a very expensive commute + don't feel comfortable with both of us commuting such a far distance with DD pick ups etc. Not ideal for DH either as he works in West London.

Reading is ideal for west London- it's 30 minutes straight to Paddington?? Certainly quicker than weybridge - are you thinking of somewhere else??

Anywhere not in London is going to be at least 30 minutes and many areas within London will be that too

We are in a commuter town in Bedfordshire, 30 mins into Euston and our 4 bed detached house was £485k.

If your DH works in west London then anything on Elizabeth Line is probably best and I would include Windsor in that because of the shuttle service to Slough. I actually like Maidenhead and wish we had looked there before deciding on Windsor.

@Crikeyalmighty , Slough town centre to Paddington is less than half an hour. There are nice houses in the town centre.

Maybe consider South Bucks - Chesham, Amersham.

South Bucks also has 11+ though & OP has said she's not keen on this.

Realistically OP, you're going to struggle. We used to live in Bushey (Herts but still zone 8)- in theory all good - 20min train journey from Euston etc. - we both worked in central London full-time. Nursery closed at 7PM. In reality it was beyond stressful as there were train issues at least once a week. Often we had to rely on friends to pick up DD from the nursery whilst we were stuck at Euston/on the overground/on a train that just stopped for some random reason.

We moved to the North East, kept our jobs and WFH full time. DD goes to a wonderful top 25 state primary school.

Now DD is in school I don't even know how we would have done it if we'd still be working in the office in London. Breakfast club / after school club is often full. School keeps organising random things during the day that they expect you to be there - class worship, nativity, parent/teacher "evening" (which is never in the evening), etc - often they give us less than a week's notice on these things.

If you both work full time in the office sorry OP but you need to be realistic; once they're in primary school it's difficult. I'm also not English and was completely baffled by the system here.

Hi OP, I think you are being unrealistic about commute times. I live on the zone 4/5 border and my commute into Central London has never taken less than an hour door to door. And the train strikes have really thrown a spanner in the works this year.

With two commuters, one of you ideally needs to commute by car. At least DH's been able to pick me up when there's been no trains!

If the primaries are good where you are, why not stick with that, do a bunch of day trips by train and move for secondary if necessary?

I'm in Bromley. Grew up in Sevenoaks. Wouldn't recommend either in this situation.

My other thought OP is clearly that with options being a bit limited- could one or both of you have a bit more flexibility job wise- so either leave earlier, start later or a bit more WFH?? I don't know what you do so that may not be feasible. As obviously more flexibility would give you way more choices and at the 45 mins to an hour level there's way more choice or could one of you move into a mainly WFH kind of role??

This is nice OP in Hampton and in budget - nice area too with kids- not the best commuter line but still counts as London

@ISeeTheLight but lots of people do it... not all the people with children live and work in the same area or close by... could you leave the office early at the time or were you leaving at 5:30? I hve the flexibility to leave work at 4pm when I am in the office, which helps

What about Reading? 25 mins to Paddington and 450K would go rather far there.
Or St Albans? Although 450K wouldn't get you much there.

Would struggle to get a flat in some streets!

@Crikeyalmighty I wrote it in previous posts but maybe it got lost; I work from home twice a week and leave the office at 4pm when in London so yes, I do have some flexibility, otherwise I couldn't make it on time even now that I am in zone 5 but on the train

@Phineyj I wanted a 30 min train commute max but this is not including the rest. I currently have a 1 hour commute door to door too and it works fine; I just meant I could do a 50 min train journey + tube + walking time as that would be closer to 1.5 hr iyswim

If you can leave at 4pm I would maybe consider somewhere like this, it's safe, pleasant and will have nice nurseries and decent schools - and also London transport charges- which if two of you commute and you go outside London area isa big consideration- when we lived in St Albans we met quite a few couples who wished they had gone to kingston- property prices were about the same at the time but commutes were 3 times as much

So, just to clarify, when I say "30 min commute" I just mean the train journey, I'd have to account walking + a few tube stops on top of this so, realistically, an overall commute of maybe 1 hr and 15 min MAX!
(It now takes me about 55 min door to door, sometimes 1 hr)

@Crikeyalmighty I know the area well and like it but there doesn't seem much at that budget so I figured it's not very realistic (not many properties come up with the search)?
