Safe family friendly commuter town within 30 min train from London (first time buyers, £450K budget)

Not in the process of buying yet but hopefully close enough and we are starting to consider a few options. We have a relatively limited budget of £450K (hoping that prices will also decrease in the upcoming months) and we’d be looking for either a decent sized 2 bed or a 3 bed house. We live in zone 5 in a lovely place and are aware of the fact that we’d have to compromise on location but there are a few main things we need to consider:

  • we both work in London so need somewhere with an easy commute and fast enough (we don’t have family supporting with drop off, pick up etc so we need to be able to be in and out fast); I am in central London, DH in West London
  • Have a DD who is a toddler and we want to settle somehwere safe and with good state schools, both primary and secondary

In our list of options there are a few places, each with their pros and cons and honestly, feeling a bit stuck as we either go live in a decent area but in a shoebox house or in a nicer house but in a less nice area or somewhere more remote, none of these ideal (when I say less nice I also mean potentially less safe).
Do you have recommendations based on where you live?
So far we have:
Weybridge/Walton on T (fav choice but too expensive, can barely afford a 2 bed house)
Guildford (would need to be very close to the station as commute would take longer and issues with schools pick ups etc… properties also quite pricey and not sure it’s worth the longer and more expensive commute for what we’d get)
Woking (was keen but I keep reading how there is some crime in the town at night, with armes police etc and a few dodgy areas. I want my DD to grow in a safe place, especially in the teenage years and I am a bit concerned with what I read - never been though so will check it out)
Tonbridge/Sevenoaks (good train links, for me especially, but am a bit put off by the grammar schools system and I don’t want our house buying decision to penalise DD in years to come)
Maidenhead (expensive, especially properties near the station)

Where else to look?…

You didn't mention the reason for your username. Windsor is right under the Heathrow flightpath and flights start around 04:30am on a bad day.

@bloodyplanes thank you! The issue is, that the commute is still a bit too long and it’s too tight and risky for drop offs and pick ups (as train takes almost 1 hr + I have a short tube journey and they are not so frequent). Shame because I really love Windsor.

@TheNoonBell that is true lol! However I don't notice it much now as im used to it and its not constant as it depends on which runway Heathrow are using.

Are you willing to drive to the station, or do you need to be walking distance?

If you want to be walking distance then you can’t afford what you want without compromising on either commute time or safety of the town. A 3 bed house walking distance to Sevenoaks station starts at about twice your budget and goes up to around £2m. ☹️

In your position I would go for one of the boring but peaceful villages a short drive from Sevenoaks with a 45 min local train service, so you can either drive to Sevenoaks station or use the slower local service. These areas are perfect for family life. Like Borough Green, or Dunton Green, or Knockholt. Eg this

Do keep an eye on Borough Green, I believe it’s supposed to get added to a super fast train service at some point.

Another option is Orpington? Much cheaper than Sevenoaks.

Very few people can afford a 30 min commute sadly.

I'd be really wary of moving somewhere that depends on only one train line if you have no family support. There are so often issues on train lines that it would be really stressful if you are trying to get back to do pick ups from child care or school without the option of hopping onto an alternative bus or tube if there are train problems. We are in London with no family support and this is why we haven't moved out of central London. I just couldn't be doing with the daily stress ( even though I work from home now!)

Welwyn Garden City? 38 mins train to kings cross. Doesn't feel far too far out. Could easily get a 3 bed house with garden & drive within budget. Quite a sizeable town centre with shopping mall & a John Lewis.

I'd second Twyford area. You could get something like this right by the station Twyford house. The fastest train would be about 25mins into Paddington.

I was just down the road from you for many years so know what you mean about getting used to it. Now we have moved away I really pick up on it when I visit the area.

Following on from the dunton green suggestion - look at O
rpington, SE London. Orpington and chelsfield stations get you into London in under 30 mins. Your budget is tight but you will get something decent sized for that and the schools are good. Youre on edge of M25 so lots of lovely countryside nearby, only a 45 min drive to Whitstable and coast.

Maybe consider South Bucks - Chesham, Amersham.

Have you looked at staines? Drive into west London isn’t too bad, train to Waterloo takes 38 minutes, so not too bad! We moved from London out to staines before my 1st was born 9 years ago and we love it! Lovely walks down the river in the summer, easy to get to other places as you’re right next to the m25 and trains are easy too!

Also in Woking, with young teen boys. Admittedly we are in Horsell which is quite naice but I don’t think there’s a particular crime problem, it’s a great place for teens, easy straightforward town centre which has been getting better and better since we moved here 12 years ago. Lots of green spaces around too - Horsell common is gorgeous - and there’s a good leisure centre with huge park and nice big kids playground etc. V good place to bring up a family. Come and have a look round - like anywhere else there are varied areas.

Oh and meant to say - the trains are excellent - there are lots of different lines that come through Woking and head into Waterloo, they’re v frequent and fast. There are only v occasionally issues - normally whole rail strike problems which would affect anywhere.

I can't see any suggestions yet for the areas South of Croydon. Sanderstead, Purley Oaks, Purley, Coulsdon, Merstham.

I think the North Hertfordshire area is lovely - Hitchin/Letchworth/Baldock/Ashwell etc

Look at Welwyn Garden City. The stopping services to Moorgate are about 40 mins but the fast ones are 25 mins into Kings Cross. We loved living there and you could find something nice within your budget.

You'd be able to get an albeit quite small 2 bed terraced in posh Berkhamsted for your budget. Gorgeous town, 30 mins to Euston-historical, fab schools, nice shops, restaurants, bars. You'd get slightly more for your money up the train line to the next stop in Tring-although the station is out of the centre and you'd either need to drive or get on the shuttle bus. Still very nice, but not quite as up market as Berko.
Leighton Buzzard and surrounding villages-your cash will stretch even further to a three bed (just). Plenty of fresh air and farm shops, it's hard to believe you are half an hour from London.
Amazing countryside on your doorstep with the Ashridge estate, Ivinghoe beacon, The Downs and Whipsnade, it's a really lovely spot and incredibly safe with a nice vibe and locals that really care about the place.

Amersham- lovely town, can get the tube into central London but it's classed as outskirts of London.
Also a train into Marylebone from there 35mins.

Beaconsfield/Gerrard's Cross - direct trains to Marylebone - 20 mins maybe

@Talipesmum thank you, yes, will definitely check it out. I have seen some very cute victorian terracted 2 bed arounD Maybury but then I’ve read the area is not so great🙁
