We are making plans to reconfigure our house.
There are 2 options for upstairs.
Option 1 would create 4 bedrooms. 2 of them would be 2m 30 X 3m 60. Is this too small for single bedrooms?
Option 2 is to make it 3 bedrooms of bigger size.
We actually don't need any more than 2 bedrooms but with a mind to selling it on which would you choose?

4 beds is probably worth more.
I'd prefer to live with 3 doubles rather than 2 doubles and 2 narrow singles.

When we were looking we wanted 3 decent sized bedrooms, previously we had 4 beds but the 4th was only office sized. It was really hard to find 3 bed homes where all of them were a decent size. With more people wfh the smaller 4th bed may br desirable to some, though DH works from home but didn't want to be stuck in the house so we have a garden office for him.

Those are fine for singles. Easy enough to fit a single bed, chest of drawers and wardrobe and chair.

A bedroom needs to be able to be able to fit in a bed, somewhere to hang your clothes and somewhere to sit. You do not have space for 4 bedrooms.

3 bedrooms, those two tiny rooms are like jail cells. Fine if needs must but really not a choice anyone would make it they had other options.

I’d also add op the rooms are actually below the legal min requirement for a single bed room in England, as in a house builder would not be legally able to build a room that small and call it a bedroom.

a single bed is three foot wide and just over 6 foot long. You’d literally have a single bed in there and about about 3 foot at one side and the end.

I think the pp is right, you just don’t have the space for 4 bedrooms.

Wtf are you on about? Those proposed rooms are 7ft 6inches by 11ft 9 inches. Perfectly legal - some house builders would call them small doubles. Confused

Do you know how to convert meters to feet? The rooms the OP is proposing are perfectly legal and actually pretty generous singles.

OP, I would consider your lifestyle and needs and how long you plan to stay. A 4 bed will definitely sell for more but you may prefer 3. For what it's worth when we did the same we went for two singles and we have never regretted it.

I’d say go for 4. Those rooms aren’t that small, actually they’re very good size single bedrooms so perfectly fine for a DC and generous as an office- lots of people want an extra room these days for WFH. My smallest bedroom is 3m x 2.8m, not including a chimney breast that juts out, so really not a dissimilar size and we have a double bed in there (against the wall on one side), a bedside table, wardrobe and wall mounted TV!

For comparison we are 5 beds and our two smallest rooms are roughly this size. One is used as an office and the other as a spare room with a small double bed in. As long as the other rooms were a bit bigger this wouldn't put me off a house.

I'm on team 3 bedrooms. It was so hard finding a home that had three large bedrooms, and we had to compromise on location to get it (that's how important it was to us). If you only need two, how long are you planning on living in the house before selling? Four beds would probably add value over three (sad as it is) but I would only choose that option myself if I was going to be selling within a few years. If I'd be there long term I'd much prefer three big rooms.

Also is there an upstairs bath? Can you make it larger if you only go for three beds? A nice big bathroom is such a great thing in any house.

We are doing our upstairs now and will have a large main bedroom giving us three double bedrooms which is what we want now for us but as it has two windows if and when we when we move on it would be easy to split to a small double and a single so we could sell as four bedrooms. Is this an option you could look at?

3 doubles is preferable , when we looked ( many years ago ) we saw loads of 4 beds that had 2 doubles and 2 tiny singles that were basically unusable for anything other than sleeping in a single bed . In the end we found a house with 3 doubles and a decent size single which we used as a playroom when the kids were small and an office now

it depends on where doors and windows are but it's a reasonable size room, definitely a generous single big enough for a guest double but a squeeze oif you need bunks but doable
the door in the middle of long wall would be hard

Our third bedroom is 2.6mx3.9m with a recess that fits the wardrobe & thin/tall drawers, we can also fit a double bed with bedside tables and a desk so I don't think the bedroom sizes are small, they're a good size!

I would say 4, but it is going to be very individual.
I have 3dc, so a bedroom each is valued over a larger room.
A lot of people wfh, so a separate room for that is going to be valued by many.

However, if you are a family with 2 dc and you ^don't wfh, then I suspect 3 bigger rooms would be preferred.

Why don't you go and have a chat with a couple of local estate agents and see which are more sought after in your area?

A family with 2 older kids would want 3 decent size bedrooms over the smaller options - they need space for a desk in there too

not sure people use tiny 4th beds for home offices if they have decent space downstairs?

Those are perfectly good sizes for a single bedroom and many developers would call that a double.

We bought a 3 bed (3 big doubles) but they’d thought about how to add a 4th and showed us the plans for that.

It would have worked quite nicely, and much easier to put in a stud wall than to take one out without making a mess of it.

I'd go for the 4 beds. The singles will be good sizes. Mine is 5ft by 8ft!

I’d go 4 beds because those rooms are decent sized and chances are that someone will be wanting to work from home, so it would definitely be a good selling point to have room for home offices. If you sell to a family those rooms would be ideal for kids, if you sell to a professional/a then you’ve got a home office or 2 and/ or a hobby room.
