We are making plans to reconfigure our house.
There are 2 options for upstairs.
Option 1 would create 4 bedrooms. 2 of them would be 2m 30 X 3m 60. Is this too small for single bedrooms?
Option 2 is to make it 3 bedrooms of bigger size.
We actually don't need any more than 2 bedrooms but with a mind to selling it on which would you choose?

Oh and as a seasoned wfh-er I much prefer a separate room upstairs. Better views, easier to keep warm than an open plan kitchen, away from family noise and doorbells etc and out of sight of the many jobs which need doing.

4 bed, especially now more people are working from home.

I was about to say the same for that reason.

One bedroom is likely to become someone's office.

A family with 2 older kids would want 3 decent size bedrooms over the smaller options - they need space for a desk in there too

not sure people use tiny 4th beds for home offices if they have decent space downstairs?

Lots of houses only have opened planned downstairs or people have to work in the larger dining room. Either way they have to keep packing up their work kit.

Is there a study in addition to the potential 3 or 4 bedrooms? If not, I would go for 4 as one of the smaller bedrooms could be used as a study.

Agree that 2.3m x 3.6m isn't really that small. Many 20s and 30s houses have a 3rd bedroom much smaller than that. Our smallest room is 2.7m x 2.7m (not quite 9ft x 9ft) and it's fine - single bed, desk, three door wardrobe, bedside table.

I'd go for 4 beds.

What do you need the rooms for? Guest rooms, the smaller would even be fine with a small double for short term guests, or an ikea daybed. Perfectly decent size for an office or hobby room too (MIL has one of their spare rooms as a sewing room, it's lovely). Do you have any DC at home, how many, what ages?
Also where are they? Would the two smaller rooms be adjacent so any future purchaser could easily take the wall down?

Thanks for all your replies and some reassurance on the size of the 2 small rooms.
Some food for thought there as this will not be a forever home for us.
The reconfiguration of the downstairs is being done to meet our current needs but can't be done without re thinking the upstairs hence it being done with future buyers in mind.
