What do we do with this. The downstairs WC is in front of the back garden which is utterly bizarre to me. We're thinking wc to left of entry which flows through to open plan kitchen diner. Knock through at the end facing the garden. The back section is an extension so the walls are plasterboard.

I would change to existing kitchen into a wc at the front as you digest then use the rest as a utility room.

I would then change the whole back room including we and breakfast room into a large open plan kitchen dining living space.

can you put bells or anything in to ensure you get enough light?

lipstickwoman · 13/11/2022 13:03

OP where is the sun?

parietal · 13/11/2022 15:23

similar to what you said, I guess something like this -

U = utility room
W = WC
K = kitchen (with space for a pantry & lots of storage)
D = dining room
S = snug

Utility room is in the wrong place. No external door (eg how do you put laundry on the line) and no where to easily put muddy boats /coats without going through the front door. If you don’t dry your clothes outside, consider moving it upstairs. Where’s the living room? Or are you nixing it in favour of dining and making do with just the snug?

Fritilleries · 13/11/2022 16:21

Sun goes in through front of house at the end of the day so through the kitchen window at the front and also the dining area.

Sun goes from back to front.

Where are the bathrooms upstairs? You can't just move a toilet without thinking about the soil pipe.

Hallway. Kitchen to left but for reasons unknown to me.... they blocked a doorway... with a mirror.

Bathroom at back end corner.

So over the downstairs toilet?

ivykaty44 · 13/11/2022 16:36

I’d have

purple area open plan. Kitchen living dinning
yellow area shower room & loo
pitting shed utility or half yellow area

but if yellow area is split into back utility id have a kitchen cabinet door so it’s hidden away, beautifully

green area separate lounge/snug

Yes. The back of the house is extension from 80s.

If that's where the soil pipe is then that's going to determine if you can move the toilet.

LegoLady95 · 13/11/2022 17:29

Red - open plan kitchen, living, dining
Yellow - utility
Black - snug
Blue - wc

Very similar to my vision, I was thinking doors in between wc/utility (privacy glazed) for as much light.

You're not going to be able to move the loo to the front of the house without much expense.

It's possible but it's £££

WalkingOnSonshine · 13/11/2022 18:15

Similar to @LegoLady95 but the toilet might have to go at the top of her yellow bit (underneath shower room) and bottom half of yellow and blue becomes whole utility.

This the best option

LittleBearPad · 13/11/2022 19:33

Would be interesting to know how the soil pipe works underground. If it goes forwards to the front it might not be so spendy.

bumbledeedum · 13/11/2022 19:35

Are you in Wales OP? I feel like I recognise this house from spending too much time on my local rightmove

Rollercoaster1920 · 13/11/2022 19:44

Are there windows from the lounge to garage?

I'd have the loo off the hall, never off a kitchen!

ivykaty44 · 13/11/2022 19:53

Ive had neighbours put toilets under the stairs with the bathrooms certainly not above or anywhere near, its possible and certainly hasn't cost any of them £££££

Reassuring, thanks. Bit worried about it all!
