Not period house - cost?

I am pretty confident with my understanding of market value of period properties (Victorian etc), but how about slightly newer /less elegant ones like the one in the picture? How much less should I expect to pay? Is it a risky investment?

I don't know. Is it in a pit village in County Durham or London? What a weird question.

It looks 1930s to me. Some people are willing to deal with 90 year old houses, some not.

I know it’s weird, sorry! I just don’t know how to value it and given that it’s a premium location, we may end up overpaying by hundred thousands if we assumed the same price as a Victorian…and there are so few of these. Thank you for the responses, very helpful

You do know it’s already been valued by an agent. That you can see what neighbouring houses have sold for, and that rhe likely hood of a property like that being on for hundreds of thousands more than it’s worth is low to non existent? When was that pic actually taken? It looks like something from the sixties and taken from a moving vehicle.

@Boredsoentertainme glad I am entertaining you! I looked at the neighbouring properties but they were sold 15years ago …it’s 2 comparable, the rest are Victorian houses or contemporary build flats. It’s on the market for 1,050,000

Depends on the house a renovated 1930 terrace is going to cost more than a victoria terrace in need of total renovation. Area, condition, transport links etc are more important than when exactly it was built

I’m going to assume from the username it’s a three-bed terrace but otherwise price is dependent on:

• Hull vs SW1 type location
• Naice leafy street vs main road type location
• School catchment
• Renovations needed?
• Extended?
• Anything ~weird (bodies in the garden, yoonique decor)
• What the estate agent marketed it at vs what you’re prepared to pay for it Hmm

I think with buying any expensive property in London at the moment you need to think about what works for you as opposed to how much money will I make. How long are you planning to stay there?

Houses on busy roads that buses stop on cost less to buy than those nearby but in a quieter location. So, if it’s less £ than a similar house nearby that’s quieter, it’s probably priced correctly.

There isn't an automatic premium for period properties, it's not what everyone wants. As with any market, location is the the first factor, in my town the period properties are vastly cheaper than the modern builds (for a variety of reasons) in the villages around here absolutely you'll pay more for the chocolate box cottages per square foot, but not in the town, the Victorian terraces here are less desirable to most.

It looks like an 80s/90s house to me, definitely not 30s. If @TeaPleaseNoLemon is correct, it is a very expensive location. A modern house is possibly 25% or 30% cheaper than Victorian for similar size. A Victorian flat is probably around the same price as a modern house.
