Not period house - cost?

I am pretty confident with my understanding of market value of period properties (Victorian etc), but how about slightly newer /less elegant ones like the one in the picture? How much less should I expect to pay? Is it a risky investment?

Houses that size have a huge premium here - far more that SW London - because there are so few of them. Most 3 beds are flats.

Talking really about the area around St John's Wood, Little Venice, Primrose Hill and towards the fancy bits of Hampstead

I can seen one new build for 3m in St. JW but it's 3 floors & off street parking but there other cheaper ones.

I have a house around the corner from me up for 4m (which they won't get) but it's much bigger than normal houses & there's also houses a few roads away for 800k.

Even in Chelsea/Knightsbridges the 3/4m terraces are older properties.

I would always opt for a period property over a non-period property, particularly if it is a fashionable part of London. I think they hold their price better and with tumultuous times ahead I’d consider it a better long term investment.

It's not 1980s or 1990s. The other listing has the same windows and says it's a period home.

Sorry I did not have links and looked online for similar looking properties from the 60s/70s. my doubt was whether there was an unwritten rule about value for more modern houses…just like the other one posted by TeaPleaseNoLemon, modern ones stay on the market very long/sometimes never sell, whilst Victorian are gone in 3 days max.

Thoughts? Is it safer to buy a Victorian in a less expensive area? Appreciate it’s long term but sometimes life changes fast and you need to be able to move quickly…

Tbh anything you buy short term now is a little risky as the economy is very shaky, don't stretch yourself. I also think it depends the area, many parts of London favour the victorian terrace but as you move further out I think off street parking/larger properties are more desirable. I love the aesthetic of older properties & had a Edwardian flat but I grew up in a wide 1930s arts & craft & much prefer a wider house to a narrow, long one.

Often modern houses have smaller bedrooms than Victorian
It is better so compare price per sq ft rather than number of bedrooms

Stuff that doesn't sell - it's because the price is wrong

Your examples - one is on the South Circular, the other is on a council estate without it's own garden
