How much to convert this barn - pics inculded!

House of dreams

Looking for experience, has anybody ever took on a project like this? Dh and I are looking at this exact thing, the location is spot on, PP in place and utilities already available. We have NO idea what the cost would be. As well as the conversion part of it has fallen down so it would involve a rebuild. We could buy the plot with cash and have around 100k in cash left but would need to finance the rest with a mortgage. I have lots of renovation experience but nothing on this scale......ball park figures please!! I suspect we would need very deep pockets and we do not have a yacht on the drive we could sell if we run out of cash like in Grand Designs nor rich parents who can bank role us. Would we be mad to consider it?!

It's derelict. Not worth trying to save, so you are looking at the cost of a new build.

More than the cost of a new build as you have to mess about so much more.

Presuming you don’t have the barn listed because if you do that adds a completely different dimension to the estimate , I would guesstimate a starting point of 350 - 400 k for works depending on how big the rebuild is , how much work you do yourselves and spec for the finish , on top of this would be groundwork’s and landscaping

I will take a stab in the dark at 400k, if you can find a builer to do the work.

You need to get some quotes from local building companies who specialise in doing this work. The costs will vary enormously depending on where you live, ease of access to the site, if it’s in a conversation area or is listed?

You CANNOT get an idea off the internet.

A lot will depend on the fittings. Like whether you decide to install a basic kitchen and bathroom from somewhere like b & q or whether you want individually handcrafted or expensive imported products...

Agree that it would be more than the cost of an equivalent size/quality new build. I'd guess 500k as a starting point.

My parents did a "renovation" of an existing building a similar size and spent £400k a few years ago. Prices have risen a lot since then. I know my dad regrets not just demolishing the building and starting from scratch. The VAT advantage to doing that is considerable.
It wasn't nearly as attractive as that barn though!

Level it if it isn't listed and build a super energy efficient passive House the same size for about £2000 p square meter.

My husband is a conservation architect specialising in this type of thing. It would incredibly niave to even guess a figure without knowing the plans.

Op this isn’t for you because you don’t understand you can’t get a mortgage on an uninhabitable property and a hundred grand won’t make it habitable. You’d have to look at something like a self build mortgage, and it’s likely a hundred grand won’t qualify you for that.

honestlh if the pair of you don’t understand the basics you need to run.

It looks like it was last sold in 2021 for £161k, with PP already in place. That’s quite an uplift.

If you look at other stuff available nearby, the total price of the plot and conversion are going to way exceed current selling prices. So you probably won’t get sufficient self build mortgage. You’re looking at £500k+ costs. I doubt they’ll get £250k for it.

Why? We havent researched it yet so thought I would ask for the wisdom of MN, we all have to start somewhere.

We are also looking at plots of land which maybe a better idea. It is pie in the sky at the moment and not something we could do for 2 years but very exciting to even start looking into the details.

You wouldn’t get a mortgage until the barn was properly habitable, and £100,00 would barely pay for groundwork, restoring the walls, removing and rebuilding the roof, laying on proper water and electric supply and dealing with waste water and sewerage. Unless you are going to drip feed that your family are all builders who will work for free you need to put this one in your not- to -be folder.

That's not a renovation but a new build, you are basically buying a building plot... as long as you don't have to actually keep any of the barn... which would actually be a bigger problem. 500K absolute minimum. I wouldn't consider this a project for the inexperienced.
