How much to convert this barn - pics inculded!

House of dreams

Looking for experience, has anybody ever took on a project like this? Dh and I are looking at this exact thing, the location is spot on, PP in place and utilities already available. We have NO idea what the cost would be. As well as the conversion part of it has fallen down so it would involve a rebuild. We could buy the plot with cash and have around 100k in cash left but would need to finance the rest with a mortgage. I have lots of renovation experience but nothing on this scale......ball park figures please!! I suspect we would need very deep pockets and we do not have a yacht on the drive we could sell if we run out of cash like in Grand Designs nor rich parents who can bank role us. Would we be mad to consider it?!

250 k is a good price for a building plot - lot of self builders are paying in the region of 400-500 k. I would want to spend a minimum of 600 k on top of that to build a reasonable quality house on that plot but you could build for half that if you project manage and do a lot of the work yourself..

For this kind of project you need a build store mortgage.

We looked at a few projects of this type before we gave up on the self-build idea last year. We live in the green belt and needed a built footprint - however knackered - to stand any chance of getting planning.

I'd reckon on a £400-500k build cost, depending on spec. Possibly more now that the cost of everything has gone through the roof. Imo that could be turned into something lovely, but it won't be cheap.

I think that's horrible. If they've set their heart on a self build, nothing else will come close.

Has OP set their heart on a self build? Given that they’re looking at a barn with PP?

Personally, I didn’t think that Grade II cottage was “horrible” in the least. And there’s something to be said for buying a character property where the hard work has already been done.

But each to their own.

Not sure you can save anything from original building. Often if it easier to knock off and build from scratch. You could rebuild with a rustic design, if you like that . It isn't even that big.

No idea but the OP will now have a realistic idea of how much will be needed to renovate/rebuild - upwards of 750 k in total excluding professional fees.
