Help! Viewing house tomorrow

I would really appreciate some advice. I really want to put an offer in on a house that I am viewing tomorrow.

Is there anything I can do that will get my offer accepted over other people? I really want it as it is all I can afford and is perfect for my son's school etc.

Should I offer at the viewing? What should I say to the estate agent?

I am due to exchange on my property on Monday or Tuesday next week and complete at the end of the month. I would be a cash buyer.

Do you have somewhere to go!? Otherwise you could sound homeless and desperate and that's not a good bargaining position.Grin

The most important things they will want to know is that you will be a cash buyer and you are serious.

so you need to have documents ready to prove exchange and completion. And also mention your son.

when I want somewhere mybaoorisdh - for better or worse - is to be a bit all guns blazing and say I’ll offer (x) so long as it’s taken off the market and no more viewings. And set out very clearly in an email your situation (with the proof of exchange etc)

it’s nerve wracking!

It's literally the only thing I can get. I don't have proof of exchange or completion. Who would give me that?

I was meant to exchange this week but my buyer had to show the bank a gift and her dad has to sign something or something like that; so the estate agent called me and said buyers solicitor will be ready probably Monday or Tuesday. Could I get them to write something as proof!

The property I want is No onward chain and is a property that that was in a rental portfolio and they acquired it from their dad or something like that - if that makes any difference to my bargaining?

Well it means that won’t be so emotionally attached to it - could be good as they just want it done or could mean they get obsessed about price.

ask the agent what they need as proof and then get your solicitor to provide it.

are you offering the highest you can? Is it the asking price?

have you already seen the property?

if you do like it - if it was me - I would offer immediately- stating that obviously subject to survey - and then say you want it off the market. They probably won’t take off the market until you can show proof of exchange but that shouldn’t be too hard to get.

when I say immediately- obviously not if there are other people milling around - if that’s the case then pull the agent aside or call them as soon as possible after.

and make it clear that you are in rental and you are committed to the ourchase

I would just stress what a fantastic position you are in and that you can move quickly/pay cash. They will likely be happy to have a nice cash buyer to make it a family home. I would start selling yourself to the agent during the viewing, I did that with the house I am currently in. Good luck!! Hope it goes really well. Xx

Ask the EA what the sellers plans are, what do they want, a quick sale or someone who will wait while they search? As a cash buyer im rented your in a good position, do you have min 6month lease?

Dont offer on the spot but you can tell them you will be making an offer. Best to call the office for that. Or write an email followed by a call.

I personally usually wait til Monday as i dont want my offer used over the weekend to dangle at other buyers, some (not all) EA’s will do that.

I'm just going to offer the asking price, I haven't the nerve to not do - they sell like hot cakes in this area.

No I haven't seen the property inside yet (apart from the photos) yet but I've done 4 drive bys and I live in the area already!

There are people going before me for viewings! Should I just call in the morning and offer before the others viewings? I know they say only fools rush in but I have basically seen it!

I don't have the nerve not to put in an offer all weekend but I do see what you mean Curly fifteen.

Don't offer before you've seen it!
Do you even know if it's the agent or the vendor doing viewings? The agent might not be there to make an offer to!

Go and look at it. Check there isn't some dark secret not shown on the pictures.

If you still want it after the viewing, ring and offer, making sure they know it is subject to your house sale completing, but you are hoping to exchange next week, and it will be a mortgage free offer.

The massive compromise is electric heating (which I hate) and they couldn't answer whether I could put gas central heating in as they don't live there, as I think the EA said it was inherited so they don't know much about the property.

Fair enough, do what you feel is best but if they have multiple offers they will just collect them all and wait til the following week. In our area, they will then tell everyone to submit best and final offers, they may hint at what others have offered too (not ethical but happens).

Offering first doesn't make a difference just before the weekend imo.

Offering the most after the weekend is what will secure the property imo.

But again, go with your gut, with house buying - anything can happen! Goodluck.

My current house only had electric heating when I bought it. Ring the local gas company as they will be able to confirm if there is gas pipes in the road - mine did as every other house had GCH so it was a simple case of connecting the house to the gas supply.

Otherwise, I would just be really enthusiastic throughout the viewing and keep emphasising how serious you are and you're good position.

It's kind of like an estate with lots of different types of houses: terraced, detached semis etc. not a single road IYSWIM

We were in a similar position to you OP - we'd already exchanged contracts in our last house and were moving into rented when we viewed the house we wanted. (Although we weren't cash buyers, we had mortgage agreed.)

We offered asking price on the spot, on the condition they cancelled further viewings, and the vendor agreed. Good luck Smile

Do you mean you can't afford the house after all? Could you put in a lower offer, or apply for a mortgage to cover the extra?

If I put in a lower offer I could, but I doubt they would accept it because property is still flying off the shelf here. Although I have noticed reductions too.

I have started a new job so wouldn't be able to get a mortgage.

If your employer were willing to write you a letter you might be able to get a mortgage. I'd go directly to a mortgage broker to see how they can help tbh. I had a new, permanent contract, job when we applied for our last mortgage and our mortgage broker got us a mortgage offer.

It's a case of £15,500, then the cost of a home report and then paying the solicitor (which I don't think you can do on credit card.

I suppose I have got nothing to lose by going in at a lower offer now.
