About to put our house up for sale...anyone else? Part Two!

Hi everyone here is the new thread for those of us who are about to, or are currently trying to, sell our homes!

So we are now back on the market and have a viewing tomorrow morning, plus one for early next week. This week is a bit tricky as it's DS's birthday so have had to say no to a couple of suggested times for viewings.

How is everyone else getting on?

@Stayingstrongish Yes. We have already bought our next place. A decision we made back in July when the competition for houses was crazy but that has now caused us q huge amount if stress.
We are therefore very keen to just get our house sold and move on

@InTheCludgie I hope your viewing went well and you got / will get an offer soon.

Things have already gone wrong for us. Called the estate agent to get an update on the checks they were going to run. Just to get informed there has been a hiccup with the mortgage promise and the bank "had moved the boalpost". They told us they would have more information for us this afternoon. We'll got a call from the estate agent and the people who made the offer can now only afford to go up to 10k under their previous offer, so 20k below our asking price. That's 8% below our asking price.
The estate agent is convinced this isn't a planned / deliberate attempt to get the price reduced. But my husband's parents / friends believe otherwise.
I would be tempted to accept it but my husband definitely doesn't.
So I guess that's us back at the drawing board. Buhhh
And we were supposed to have a viewing today. But the estate agent cancelled it because if the offer. I am a bit annoyed they did this, since it wasn't a definitive / checked offer at that point

@FigandHoney That's very frustrating. Maybe the people who wanted to view today will still be interested?

Lots going on at our end. It looks like everything is still going ahead, which is good. But we are being squeezed on both sides by sellers and buyers over fixtures and fittings. Sellers have put on their form that they are taking EVERYTHING, down to the door knocker and dustbin. As I mentioned before, there are some fitted bookshelves that they have priced at £4,000 (which we won't be paying but will be making sure they know they have to make good the wall). They mentioned over £8000 for the curtains, WTAF?? I don't think they need this stuff as they have been living in their new home for some time.

Meanwhile, on the same day as we got this news, we also found out that our buyers claim they stipulated in their offer (50k below asking) that ALL fixtures and fittings including white goods should be included. The EA never told us about this, so we put (v reasonable) prices for a few things eg washing machine and dishwasher on the form. We felt we were already being quite generous in not asking any money for anything we couldn't use in the new house. Obviously when we filled in the form, we didn't know how weird our sellers were 😂It is pretty horrible to feel this lack of goodwill coming from both sides.

Meanwhile, our buyers want to arrange for a specialist damp survey, which we are of course happy to facilitate. In a way we are relieved because there is a bit of damp and we would rather come to an agreement soon. But I'm worried that they're using one of those companies that charges very little for the initial visit and then tells you you need thousands of pounds worth of expensive damp proofing. As far as we are concerned, most if not all of the damp is caused by us allowing the gutters to get clogged with leaves in the past. I suppose we can get our own investigation if we disagree with what they come back with. Just really want all this to be over and to exchange before Christmas!

Realllly hoping it all works out as costs mounting up now - mortgage company valuation, conveyancing fees deposit and survey altogether come to around £1,300 and Christmas is obviously coming up

Our buyer's mortgage surveyor is coming this week. And we still haven't found an onward purchase. I was meant to drive up again this weekend to view a very promising house. Got a call today that they accepted an offer. I'm gutted. It had been on the market for ages as well, such bad luck. At this rate we'll have to move in with my in-laws. Ugh.

@Stayingstrongish our called-off purchase cost us 4k in total, so I feel your pain. Just paid £1.1k for a second survey in under six months - the lovely surveyor gave me £200 off for being a frequent flyer, and our solicitor knocked £200 off the fees for the first set of conveyancing, but it all still racks up.

Thanks everyone, hopefully this viewer makes a quick decision and doesnt leave us hanging too long! Had a call before the viewing from our vendor's EA asking what the situation was as she was planning to have a 'talk' with the vendor. When we said about the viewing she advised the talk would be put off until after we get the feedback from the viewer. Sounds like she's pushing to get him to remarket I think.

@manateeandcake the door knocker and bin? Yikes. They sound like hard work and CFs to boot.

I'm new to this thread and now understand the stress of buying/selling in UK.

Our house on market early September, offer at asking price accepted couple of days later. A week later we had an offer accepted for onward purchase, a dream house.

Our buyer relentlessly harassing us to complete in three weeks, asking us to move out and rent whilst conveyancing completed for our onward, we said no to that.

Get to exchange day, he wants £30k off to proceed. We come to agreement as desperate to move. He get mortgage revised and all this adds couple weeks on timeline.

Everything is in place except completion date, we need a couple of weeks as do our vendors, this cunt says we have to complete in 5 days.

We have said exchange tomorrow with complete on 7th or all off.

Will wait and see what happens tomorrow. In the meantime I'm removing anything that isn't bolted in.

@CorporateBull sorry to hear that - it’s so much stress isn’t it, you have both the emotional disappointment when it falls through and the financial loss. Hopefully this time round it works out and you end up where you were meant to be.

I know, I've never felt rage like it. Weirdly though, it's the messing around today with completion after he got his reduction that has pushed me over the edge with really wanting to pull ourselves knowing he would lose money he has spent to spite him. But then I would regret it later.

I am so sorry @Disco123456 . Lots of frustrating things happening for people, I hope things improve.

Nothing happened on the house sale I have a share in but there are probate issues so until those are sorted it is irrelevant if any interest. Personally I don’t think it should be on but am not brave enough to say that to the rest. I think we might start house hunting for our next place in not too distant future.

My roof survey identified £5,000 of work. My buyers want me to absorb that and I can accept it, but rather than reduce their offer it will be an allowance held back on completion. I think if they reduce their offer they would need to reapply for a mortgage so that seems a sensible way to proceed. Just need their buyers to get a move on. We are aiming for completion by the end of January. We will need to find a property to rent initially which is going to be another challenge to say the least. There’s very little available and what there is is either horrible beyond compromise or ridiculously expensive - or both!
