About to put our house up for sale...anyone else? Part Two!

Hi everyone here is the new thread for those of us who are about to, or are currently trying to, sell our homes!

So we are now back on the market and have a viewing tomorrow morning, plus one for early next week. This week is a bit tricky as it's DS's birthday so have had to say no to a couple of suggested times for viewings.

How is everyone else getting on?

@Karmatime we don't have a date for the survey yet but same situation here. Old house (200 years), sold to a FTB who's coming from a very fancy inner-city flat. So slightly worried there. Good luck with yours!

I spent my evening filling out all the forms and scanning guarantees, certificates etc. Already realised that I'm missing one or two minor things, so can't wait to have to pay for the inevitable money making scheme indemnity. Still no luck finding an onward purchase. Worst time of the year to try and find something I reckon.

Anyone else completely thrown by the (relatively) new radon checks? We last moved 12 years ago and afaik it wasn't a thing then. I was in a panic over the results until I looked at the map and realised that the risk in our new house is actually lower than for where we are now!

WE ARE EXCHANGING!

House on market in Feb, offer in June, completion next month, but WE ARE EXCHANGING!

One more month of rent/mortgage.

We bought our current house 19 years ago and remember the radon gas checks being mentioned but we were a low risk area so nothing further came of it. It’s not been mentioned in our current transaction so assume they risk is low on our area

@Sandals12 we accepted a little less than 5% under asking but that was after reducing twice. It's roughly 15% of the original non-reduced asking price - ouch. I am praying that there won't be any survey issues because we can barely afford to move as is. Unfortunately can't wait it out and have to bite the bullet.

@Sandals12 I've accepted 8% under recently. But now having problems with the buyer's finances, so still trying to find another buyer. It's a tricky time isn't it. Are you thinking of accepting much under?

@Sandals12 we accepted just over 5% under and offered about 3.5% under, which was accepted.

@Sandals12 my offer was about 4% over asking price, this was about a month ago. Agents had indicated that earlier in the year they were getting bidding wars with offers higher than that.

Yay @Doubleraspberry that’s fantastic news!

@Sandals12 mine’s only just gone back on the market (sigh) and am one viewing in with two further viewings booked in this week, but am steeling myself for lower offers than previously (my sale that just collapsed was at the asking price). Am stuck between wanting to get the best price and wanting to ensure that it sells.

@Sandals12 we accepted an offer 2% under current price of house. 8% under our offer in June which fell apart within days.

We are hoping for a fast sale here but I can't see us pulling it off at the mercy of rubbish solicitors. Our buyers house sale is at the point of all enquiries answered, so ready to exchange. They applied for searches on ours last week so hoping there's a quick turnaround locally.

Argh, no! We haven’t exchanged. Funds all in place to go yesterday morning and then our buyers went round to look at it (it’s empty) and found a leak in the roof. They’re going back today with someone and the agent tells they ‘only want to know what they need to have in place for the insurance’ before they exchange. But I’m not sure how much my nerves can stand.

Please could I join?

Ours is moving nice and quickly so far really - offer accepted in August. But the solicitors and their enquiries - omg the enquiries. They are enough to make me feel shaky as I feel quizzed and examined the whole time. Today we were asked for the building regs certificate for our shingle driveway and the small decking area in the garden 😬 We obvs don't have one (why would we?!?!), but they email them through like it's a criminal investigation sometimes. I just hate it all!! Everytime I see a solicitor email my heart sinks as you can guarantee they've found a missing certificate or something. My nerves can't stand it all!!

I was on previous thread and it all went to sh*t and we are stuck in this horrible house until March at least!!

I hope and pray that lots of mumsnetters get their next homes 🏡

Sorry to hear that @Xtraincome I hope it goes smoothly between now and March, did you need to find new buyers?
My survey report flagged up possible roof and pointing issues so my buyers are sending 2 lots of people to make further checks. I think there may be repairs needed to the small single storey kitchen roof but pretty sure the main roof is sound. I don’t have any leaks?

@Karmatime sadly we are getting cracks investigated due to our previous buyers concerns. They are being monitored until Spring then we are back on the market. March 2024 might be more realistic timing wise 😆

@nellyelloe Welcome. I can only imagine and I'm really dreading that stage. I hate being questioned - makes me feel like being a small child again. We were really naive when we bought our house, the solicitor was awful, and the seller had told some lies. So I have this really bad feeling that we are missing a bunch of documentation.

Evening everyone. It has been a while since I last posted on the thread. Was getting very depressed / anxious about the whole thing. So stuck my head in the sand.
We had a week with no viewings. Then one viewing eaely last week, which resulted in nothing.
Last Thursday the Estate Agent came around to discuss dropping our price by 10 to 15k. He said the local market has almost completly come to a standstill. Loads of 2 bed houses flooding the market and very little buyers. We had two viewings booked in, so the plan was to wait a week, then drop the price.
We were pretty upset and I started looking in depth at other options, including turning our house into an airbnb. We live in quite a popular place for tourists and conferences. I was actually getting quite excited about the prospect of owning an airbnb.
This morning we got the house ready for the two viewings as usual before leaving on a trip for my husband's birthday. I wasn't expecting much to come out of it. So far all the feedback we received was beautiful house but not in the preferred location.
Well to my surprise we got an offer two hours after the viewing. It was 15k under asking price, that's about 5% under. The estate agent thought that the buyer might be willing to up the offer a bit. They upped it by 3k. But my husband was trying to hold of for 10k under our asking price. His parents recommended we wait until the second viewing on Tuesday. But the estate agent suggested the opposite, as they were worried we might lose the buyer. We nearly lost our berve and just accepted the second offer. But just as we were about to do so, the buyer came in with a third offer at 10k under, which we accepted.
Really excited. But also now anxious the whole thing will fall through.
Need to first wait for proof of funds etc.
However the buyer sounds like they are in a good position. They are chain free with a mortgage in principle and solicitor in place. Apparently they were trying to buy another house which fell through and are now keen to proceed quickly with ours. Since we are chain free ourselves that suits us really well.
Here is fingers crossed for the next stage.
Although reading through the posts above we have rough seas ahead.
