Wondering why this house is not selling?

Hi,

There has been a house I have had my eye on since it was posted. Usually, when this happens, the house is pretty much sold the next day. However, this house is still unsold, and was in fact reduced from 290k in the first few weeks.

My husband is not so keen as it is not detached, and so we haven’t even been to view it. But I was wondering if anybody could give some insight as to why they think it’s not been snapped up yet (compared to other houses in the area/city). Because the house looks perfect (in pics) to me 😂

Maybe the fact that it sold for £150k in 2021 is putting people off?

Personally i really dislike ALL the decor. I particularly hate the grey carpets and that funny wood? cladding. It looks a bit Homes Under The Hammer. The kitchen looks huge and cold- will be an expensive space to heat.
On the plus side, the layout and other room sizes are decent. The garden looks ok- once works finished. The garage doesn't look great but could be very useful storage space.
I know nothing about the area though , so can't comment on price.

Based on other sold prices in the road, even taking into account it’s fully ‘done’ and house price inflation it looks significantly overpriced. If you think it’s priced correctly for the general area then I’d look to see what specifically on that road is bringing prices down. It’s either something already there (backs onto sewage plant/tip) or something in planning (big bypass etc)

It has obviously had a lot of money spent on it but presumably not £130k.

Over priced. A 4 bed detached with much nicer garden on sale for less.
possibly the Reno looks much better in photos and is quite poor when seen up close?

I live quite near there. It looks overpriced for the area. It looks a nice house and they've obviously done a lot of work to it but the garden and garage look like they still need work doing so it's not exactly 'finished'.

It’s ghastly and ridiculously overpriced. Then there’d be the money to put some things right. What on earth is that wooden thing in the living room? Even if that’s removed you’d then need new flooring. And is it an ex council house? It looks like one.

Looks like a 'reno for profit' given the price last year, I am always wary of places like this despite the fancy new kitchen etc, makes me think all the basics (plumbing, electrics etc) have been neglected in favour of showiness. I wouldn't bother viewing this house.

Thanks! I just saw the previous listing and it was listed in December 2021. Does that mean it took 7 months to completely change the whole house interior?

I do think it is overpriced, and for the area especially. But was just wondering if there was anything wrong with the room layouts etc because I was wondering where would I put my fridge (couldn’t see space near the units) or place my dryer! 🙈. Where would the sofa go in the lounge, as there is a door placed in what seems like the middle of the wall etc.

Or maybe I am overthinking. Hence I posted on here, to see if anybody else noticed these things too, or if I just have too much time on my hands 😳

It's a family home but has a terrible garden, I've noticed quite a few developers do the house but leave the garden a mess and then wonder why they aren't selling. It's not really decorated to my taste so I wouldn't buy it personally. Also I think the market is starting to slow down a bit.

Ignore that first bit, just seen it says sold june 2021. Not sure what that December bit is all about.

Agree. I actually like the "before" layout. That cold, cavernous open plan kitchen/living space post reno is horrible.

The new layout is pretty impractical. You have to walk through the living area to get to the kitchen and there is no wall space due to doors. Upstairs bed 1 is tiny and has the corner knocked off to squeeze in an ensuite.

I wouldn't even go and view it to be honest. The garden is a mess and would cost me money to sort out, the garage isn't great and would need to be removed/replaced. I don't like the kitchen - ignoring the blue units, I don't like the vast expanse of grey shiny floor tiles. The living room doesn't look particularly big for a 4 bed house, the bedroom with the ensuite isn't very big and I can't see where my bed/wardrobes would go in there. And then there are the grey carpets everywhere...

Can you tell I don't like it Grin

The fridge/freezer is integrated. There is space in the utility for a washing machine but not a dryer.

I reckon that garage roof has asbestos in it, hence why they've left it. Takes up way too much garden, would cost £££ to remove and then you'd have literally no storage space.

Well the kitchen and bathroom are vile so they will need replacing but it’s not a normal Reno house so maybe people either want a proper project or something done.

Yeah I saw the one round the corner, prefer it to be honest but its leasehold which we don’t want.

Personally, I'd have to change the flooring in the kitchen diner, way to shiny and slippy! The garden needs a lot of work. None of the bedrooms are that big really, I'd probably want to turn bed 2 and 4 into a bigger master with en-suite, especially in comparison to the size of living space.
I like the kitchen and bathroom, but the en-suite has an odd mix of tiles!
Maybe keep an eye on it and see if the price drops anymore. I don't know the area but sounds like it's overpriced, they probably think because they've done so much work it's worth it, but not necessarily. And a lot of the decor is a bit Facebook 'DIY On a Budget' style.

I wouldn't go near it because it is clear a house flipper has bought it and thrown the cheapest 'modern style'option they thought they could get away with and stuck on an inflated price. It is likely they cut corners, didn't actually live there so haven't made practical choices and so it would just be off putting.

Maybe they haven't got planning permission or there in some bigger issue than the aesthetic appearance

They have extended it between the listing in 2021 and now, extended kitchen and a fourth bedroom. Probably why the big price increase.

But the garden is not really use able without work, the shiny kitchen floor looks slippy and cold and the garage looks like it might have asbestos roof. I also don't much like the kitchen and bathroom, it looked much warmer and somehow more homely (if dated!) before the work was done.
