Wondering why this house is not selling?

Hi,

There has been a house I have had my eye on since it was posted. Usually, when this happens, the house is pretty much sold the next day. However, this house is still unsold, and was in fact reduced from 290k in the first few weeks.

My husband is not so keen as it is not detached, and so we haven’t even been to view it. But I was wondering if anybody could give some insight as to why they think it’s not been snapped up yet (compared to other houses in the area/city). Because the house looks perfect (in pics) to me 😂

It's overpriced, but I also think it's because it's empty. Empty properties are harder to sell than furnished ones. Staging does work. Beyond that, the flooring would really put me off lol

knittingaddict · 08/09/2022 12:23

It's most likely price. It always is.

On top of that I hate the grey flooring everywhere. It will date horribly and is so cold looking. I don't like grey and it will cost a fortune to replace all the flooring. I also hate the grey marble wall tiles in the bathrooms and it doesn't appear to go with the floor tiles in the ensuite very well. The weird brick thing in the living room is nasty too. The hard landscaping/concrete area in the garden will take a lot of time and money to sort out. Finally it has no curb appeal. I would have rather bought the house in it's original state and done it up myself. It could have been a very inviting home.

Yeah I saw the one round the corner, prefer it to be honest but its leasehold which we don’t want.

If it’s a leasehold house, you can always try and see if the current owners will buy the freehold. As for the pictures - they’ve done a shiny modern interior (probably on the cheap) in a traditional semi then massively overpriced it.

TheLoupGarou · 08/09/2022 12:28

Overpriced for the area - you've answered your own question OP!

TheLoupGarou · 08/09/2022 12:32

Also the back garden would put me off. Small living room, bedroom strange shape. Hate bathroom paneling and kitchen is a bit bleurgh.

Bedtimeforever · 08/09/2022 12:32

@TheLoupGarou yeah I just wondered if it was anything else. Which was answered in 99% of the posts! A

On another note, OH will be pleased he didn’t need to say anything more to put me off it, you all did it for him! I agree, the living room wall I would have changed. Other than that I loved the interior, especially the kitchen 😂 Maybe I just spend too much time on Instagram…..

Sorry and the back garden yes I would have changed that too. Which would require a lot of spending.

The transformation is quite spectacular, some of the decor I would change. I can’t believe that they didn’t do the garden.

I reckon they spent circa £50k doing it up, 60at a push

I like the house but I agree with pp, it's overpriced and needs a chunk of money spending on the garden, both front and back, plus the garage needs replacing.

Twiglets1 · 08/09/2022 15:10

It’s very 50 shades of grey.
I don’t like the shiny grey flooring at all. It’s obviously been flipped by a developer to make money so has little personality. I don’t mind it though.

I think this was the previous listing

It has obviously had a lot of money spent on it but presumably not £130k.

As a lot of work has been done, in some ways you're paying for not having the disruption of the work, if it's work you'd have wanted done. Personally I hate the decor, I'd just as soon have had it as it was before as I'd have to redo it all anyway, and I don't like the new layout, so in fact it would actually be worth less to me than before. However, if it has been rewired or other not-so-visible important and disruptive things done, you'd have to take that into account.

Garden is awful fir a family home. Needs grass fake or real area

plus a patio be nice

en suite means loSt Chunk of the bedroom

and gone up a lot in the few months it previously sold

what are other 4 bed houses in are selling for

limitededitionbarbie · 09/09/2022 21:54

Just go and see it on your own and see what you think?

FruitPastilleNut · 09/09/2022 22:10

The kitchen, garden and room with ensuite would be a definite no from me.

Kitchen decor is awful imo. And the space just doesn't seem to work, I can't work out where I'd put furniture - it's soulless and has the look of a city apartment not a family home.

Garden - would have to be redone completely.

Ensuite room - awful the way they've just cut a diagonal out to stick a bathroom in. It looks exactly like an ensuite student or Premier Inn room to me. Who would have that room in most families? I wouldn't want it as not big enough so one of the dc would have it - but if a house has one ensuite, I'd damn well want it for me and DH! Immediately off putting.

PolkaDotShoes · 10/09/2022 12:26

Ugly, sterile and probably overpriced, plus the garden looks like a railway siding.

stormelf · 10/09/2022 18:34

I ready don't understand the extension. In theory that size of extension should work perfectly, many houses near me have been extended in same way. However it's just an odd layout of rooms. The ensuite just doesn't work, that room is too small for it. I understand the need for a second bathroom in a four bedroom house, however I personally would have put one downstairs next to the utility if there was no room upstaira. I feel like I'd have to spend thousands trying to rectify the oddness of what has been done

Imissmoominmama · 10/09/2022 18:38

Overpriced and soulless. It’s clearly been ’done’ to sell, but is a very particular and cold style.
