Would you rather have a downstairs loo and utility or a downstairs office?

I’ve bought a 3 bed semi that I’m going to flip as I haven’t a big enough deposit for a house that I want to live in.
So, it has a hall entrance with a room behind the stairs which is currently an office. I think dividing it in half with the loo on one side and a utility housing the washer dryer and storage on the other would be attractive to my intended family market.
What would you prefer : a downstairs office or a loo and utility?

Utility. Is there actually any plumbing in that area? That, & the cost of installing it, might make the decision for you.

Utility/Storage space downstairs. Wouldn't want a loo downstairs if it takes away good storage space.
(If folks want to use that space for an office then surely they just move a desk in?)

Toilet and utility for sure. Assuming there's enough space for it to be usable and not squeezed in. A utility room needs space for folding clothes, shelves etc. Not just a cupboard with a washing machine and dryer stacked inside.

Although I've seen a couple of houses on Rightmove with a lockdown desk in the utility room so you could cover all bases if you planned carefully!

Another vote for utility and loo.

It's normally possible to create some kind of office 'nook' downstairs even if it's just a corner of the living/dining room - whereas a utility and loo you either have or you don't.

Toilet, for sure.
Utility if there’s enough room elsewhere in the house to fit a desk should someone need one.
Not everyone needs a home office, far more likely to use a toilet.

Loo and utility room well ventilated with too. to put an airer in to save washing being all over and save using expensive dryer.

Does room under the stairs mean windowless?

Any way the space would fit a loo accessed through the utility, and a space for a desk?

Can you do office and loo? Utility I think is a good to have, but not essential. Loo is essential, and these days with so many people wfh I think a space you can dress as a study would be a valuable selling point.

Loo and utility definitely! Both are on the list of dealbreakers for many people, and while offices are popular too, more people would be able to make one out of the third bedroom.

I have a narrow space, just fits tumble dryer and washing machine side by side and then downstairs loo is at the other end. Door in between, window at loo end. Mini corner sink, you can sit on the loo and wash your hands at the same time! (Should you so desire) but the utility space is brilliant, small worktop on top as sorting/folding space is very useful.
