Would you rather have a downstairs loo and utility or a downstairs office?

I’ve bought a 3 bed semi that I’m going to flip as I haven’t a big enough deposit for a house that I want to live in.
So, it has a hall entrance with a room behind the stairs which is currently an office. I think dividing it in half with the loo on one side and a utility housing the washer dryer and storage on the other would be attractive to my intended family market.
What would you prefer : a downstairs office or a loo and utility?

Utility and loo so long as the utility is in the right location for you to put the washing machine on and it not annoy you in the living room or bedroom. Frankly, having built a 2 story extension with a utility/kitchen downstairs and a bedroom/en-suite upstairs I wouldn't even look at a new house without a utility or the possibility of putting one in easily.

Loo and utility every single time.

My in-laws have told us they won't be able to visit us if we ever move to a house without a downstairs loo.

Loo and utility. F there’s a garden then a garden office is always an option but a loo and utility need to be in the house.

Can wet laundry be easily taken to the clothes line from the location of the utility though? Is there direct outdoor access to wherever the clothes would be drying or would someone have to traipse through the house carrying a basket of wet laundry?

There’s a kitchen extension across the whole of the back , the utility door would be opposite the French doors into the garden.
Garden is also big enough to house a decent garden office.
