I had an offer accepted in mid-June; no chain. I've had my mortgage offer through and the survey done. There is an issue with ownership of an outbuilding so the vendors are sorting that out with the Land Registry. Searches not done yet but unlikely to be anything tricky there.

I'm hoping that I might be in by the end of October but realistically who knows. I've no idea how long the LR are taking to process casework at the moment. Once that's sorted it should all be pretty quick.

I am in an extremely similar situation, even thought I was reading my own story 😂
Title issue, also spotted by myself, still can't believe the owner didn't know the property was not under his name:)

Offer accepted in early may, I found issue soon afterwards then seller's solicitor was trying to reach land registry, LR didn't response until end of June...

At the end it took LR 3 months to correct the title. Got documents in the beginning of sep. Then I ordered search.

So, nearly 5 month passed, I don't know if I will be able to move in before Xmas... That's sounds like a luxury wish 😵

@Swallow34 Sympathies! So sorry you’re in this situation too, and yes I was astonished that nobody had noticed the problem last time round. It’s taken three months with the Land Registry here too, and as far as I know it’s still not completely resolved. No searches ordered yet. My patience is wearing very thin.

Offer accepted 7 July, hoping we will be able to complete by end November as I need to hand two months' notice in to our landlord today...

I'm so stressed about our house purchase. Since the mini budget which has sent the interest rates crazy, our mortgage deal no longer exists. We have until end of November to complete which is only 8/9 weeks away and we're at the bottom of this sodding chain. Only option is to ask vendor if they have any possibility of moving elsewhere until their end of the chain is ready so we can get our purchase through in time. Otherwise I fear our new mortgage options will simply be too insanely high to complete the purchase.

we accepted an offer in March, found somewhere to buy in May (6 weeks), and completed Wednesday (end Sep). 3 buyer/ house chain.

My buyers solicitor is reviewing the management pack then it's contracts on my sale.
My solicitor is raising enquiries, so am really hoping October half term is the time!

We were due an update on our mortgage application today, and have been chasing it all day but still nothing, was hoping we'd get our offer before we go on holiday on Sunday. Top of the chain have pulled out, and so have our vendors, and they're both putting the houses back on the market 😖 BUT they want to keep us to still wait for a decision on our mortgage and essentially keep us in the background, and we would take priority if and when our mortgage comes in. Don't know about any of you but I can't see many people being interested in that, can you? Knowing that they could spend thousands on conveyancing etc to then be told sorry the original buyers are ready to go ahead now.

My update is that nothing has changed. Rang the solicitor this morning who said they'd heard absolutely nothing from the vendors' solicitors. Then rang the estate agent, who I strongly dislike because he's a patronising twat. Asked if the sale was still going ahead given the total radio silence; he said he wasn't aware of any issues but would give the vendors a ring to find out.

And since then: nothing. Rien. Nada. Nichevo. Am hitting the wine.

House sold start of June. Offer accepted on new house end of June. Chain of 3. Buyer’s mortgage just fell through after being approved initially so having to now find a new buyer. Thanks Liz Truss.

I know, absolute arseholes. I feel like they're just wasting their own time with it though tbh but are clouded by their own impatience. We are just hoping that the mortgage rates will mean there is little to no interest and even a cash buyer could take a while with searches/surveys etc. They originally had no other interest whatsoever when we had our offer accepted, and this was when houses were being snapped up within days of being on the market, my own house included (we had 50+ viewings booked within days). Just leaves us in limbo though, which is shit.

Our solicitor confirmed she’d had what she hopes are final responses to enquiries so she can report to us.

We handed in notice this evening and it’s 2 months (LL has a silly clause saying we can’t move in Dec or Jan and she is a nightmare). She is already hounding me to know when I will be able to take viewings. I am away and back Wednesday so not until then but she is mercilessly pushy.

@OP I sold around the same time as you, and we both signed contracts a week ago. Still no confirmed date to exchange and complete, but my buyers will have just had their baby and I’m buying a new build which should be ready mid-Oct so hoping they will be ok to line everything up with that.

@dubyalass Sorry to hear you are still waiting response and yes...we are still on the same boat 🥺 complete silence from seller's solicitor. My estate agent is chasing but not much progress.
Maybe the seller changed his mind, doesn't want to sell the house!? I'm trying to stay calm ☺️😅

We offered in May and moved in beginning of September. Chain of 4. Estate agent acting for a couple of us was shit hot. Solicitors were the hold up - our sellers’ solicitor was shocking given there was a title defect.

Mortgage offers came through within days, LR searches were all back in less than a fortnight. I think many solicitors blame the Land Registry for their own laziness.

We had an excellent progressor and we hassled our solicitor about 3 times a week.

After much chasing yesterday I've just found out our seller is also buying after giving the impression she wasn't!
I'm hoping me telling her EA that we won't be proceeding if our mortgage offer expires will focus her mind! We have replies to all our enquiries now and have let a few things go since we're running out of time so just have to wait and see if she is willing to do the same.
Last time we bought it was in Scotland and I don't remember it being this difficult.

@blibblibs similar situation here! Seller is looking for a place and we have paid for searches, survey etc and our buyers need to move in asap! How do we get the seller to find a place soon ?! How long do we wait? We are really unsure what to do as we have to move into rented with a baby if the seller doesn't find a place soon...and how long for ! Our mortgage offer expires in 5 months too so even if they find a place now...there's no guarantee of completion by then!!

I finally completed on Friday, 30 September 2022, having had a first offer on a property accepted on 13 July 2021, that falling through on 8 February 2022, then having this one accepted on 19 March 2022.

To say I'm relieved doesn't do justice to my feelings at the moment. I spent a frantic weekend moving us while my DC were at their Dad's, and I'm working today, so haven't yet had a chance to take stock. It'll take some time for it all to sink in that I've finally moved after 15 months of (slow) progress towards it!

Good luck everyone else who is pushing towards property purchases; keep persevering if you need to, and you WILL get there in the end.
