I had an offer accepted in mid-June; no chain. I've had my mortgage offer through and the survey done. There is an issue with ownership of an outbuilding so the vendors are sorting that out with the Land Registry. Searches not done yet but unlikely to be anything tricky there.

I'm hoping that I might be in by the end of October but realistically who knows. I've no idea how long the LR are taking to process casework at the moment. Once that's sorted it should all be pretty quick.

@Dic cani ask why you're wanting to exchange/complete on the same day? I've only ever heard people at not to do they as so much can go wrong!

My solicitor today has said my buyer has agreed 12th but still not heard back from sellers solicitor. So frustrating! But they said we may do same day exchange/completion and my instinct was nooooooo

I would be happier once we've paid the deposit and exchanged that there's less time for anything to go wrong before completing. I read a horror story of someone's mortgage offer getting pulled. Very rare I'm sure but I don't want to risk it if we can do it on the same day.

We aren't in a chain so it's just us.

Aah makes sense I suppose. I just don't want to book movers then something stops the exchange, and then also the completion as on the same day. Hard to know whats best! Only two houses in my chain so could be worse.

Let’s see if today brings any answers. I have emailed solicitor and copied EA to say we will withdraw from the purchase of not resolved this week and we’ve got a viewing booked on a rental property on Monday - no more expensive than our new mortgage would be and it’s got bigger and more bedrooms, more parking etc

God @RM2013 that sounds like a right farce!! I think I would have issued an ultimatum, you need to be able to trust everyone is at least trying to sort the problems out and they aren’t showing you any evidence they are really.

@nellyelloe I’m surprised no one checked their mortgage offer, we had to provide ours very early on. Hopefully it gets sorted soon!

We started shaking trees yesterday about setting a date to exchange. Turns out although top of chain now have the POA they are refusing to send the original copy to their solicitor 🙃

They’re worried about the Royal Mail strikes so they’ve sat on it since before Christmas and had no plan to do anything about it, I guess until the strikes finished?? Their solicitors aren’t nearby so our estate agent has arranged to go to their house, pick it up and send it same day tracked delivery so things can progress.

I’m honestly so sick of it now. I’m trying to be positive - checking what we can do to be ready, going back over the renovation plans in more detail, etc. It’s hard though when we’re all waiting on one person who seems like they couldn’t care less about the chaos they’re causing.

I agree about our buyers mortgage offer. It's a joke. They had an agreement in principle and they had the valuation survey done months ago. Apparently there are delays with the actual official offers coming through. We've been assured it's not an issue, but it bloody feels like another one!

@nellyelloe there are delays but I haven’t heard of any that are months!

We originally put our mortgage application in mid April when it was really crazy and HSBC had a backlog so it took about a month, maybe 6 weeks at a push. We’ve just had our mortgage adjusted and there was a backlog again - I think it was quicker because they already had a lot of our information so it took just under 3 weeks.

Hey all! We are FTBs. Had an offer accepted in November and going a bit mad waiting for the sellers to find their onward purchase. Totally fine to wait (we’re in rented) I just keep worrying they’ll decide not to sell after all.

We’ve redone our mortgage offer at a better rate (had appointment on 31 Dec, new offer came through today) which has also reset the clock for us a bit at least.

Had an update from our solicitor this morning and not a good one. Our buyer hasn’t returned contracts or transferred his deposit like he said he had the week before Xmas and supposed to be exchanging before this Friday.

Ultimatium has come down the chain that vendor at top has lost patience and will withdraw if exchange doesn’t happen.

I don’t understand why our buyer hasn’t just pulled out instead of all this messing around. My working theory is he’s got another property he wants and waiting to see if that comes through and keeping us strung along as a back up.

Trying to keep it in perspective but sat here in tears that looks like third house is falling through, have spent nearly £5k on fees and on the emotional rollercoaster for over a year and nothing to show for it.

@SquashSqueezee that is absolutely awful and I wonder you feel stressed. We are in our 2nd buyers and it’s now almost 7 months since we first marketed our house. It’s an awful process and horrible when buyers and sellers mess you around. Hopefully you will get your sale completed soon. Keeping everything crossed for you

Offer accepted on the 9th July. We exchanged today. Will complete Monday. What an emotional rollercoaster.

My solicitor has said today we're confirmed for next Thursday, but they want to exchange and complete same day which makes me nervous. However they said I can book movers and stuff, so it's as set as it can be without exchange.

@SquashSqueezee I'm so sorry, that sounds awful! Fingers crossed it doesn't happen and you get your move!!

A bit. Our seller was going into rented with three kids and a dog so was getting turned down for every property. Our buyers threatened to pull out if we didn't exchange before Christmas but we placated them and just about got away with it!

@rrrrrreatt I agree and I'm starting to question it now. The valuation survey by their lender was done on 2nd November..... and apparently still no mortgage offer. Our estate agent (before Christmas) said that there are delays and backlogs of mortgage offers but this doesn't seem normal to me.... I've emailed to question it and I want answers

Estate agents called this morning to say one of the parties who previously owned the house went into their office today with the signed transfer form. The EA have been in touch with her ex partner and they have agreed that they will take the form to him for him
to sign around to his house this evening and once they have both signatures they will hand deliver the form tO our solicitor. I have asked
for a completion date of 18th (earliest date that removals company can do) and they’ve said this is ok as long as form is received.
so now time to keep fingers crossed that we can finally get this over the line at last

So we've had an update. We are all ready to exchange, but the whole chain is waiting on our buyer's mortgage offer. I just don't understand how we've got to this point without a mortgage offer from our buyer I really don't.

Congratulations @dubyalass you made it before your thread filled up! I’m a seller waiting on exchange which was supposed to be next week but may be delayed due to a late search at the bottom of the chain and a slow solicitor in the middle.
I always feel cheered when someone gets to completion nirvana!
